Job Title: Daytime Concierge
\nLocation: South East London, SE16
\nSalary: £28,000 - £36,000 per annum, depending on experience
\nJob Type: Permanent, Full time
\nShift Pattern: 07:00 - 19:00, 4 on 4 off shift
\nPrincipia Estate & Asset Management is a well-established Block Management Property company looking for a Daytime Concierge for one of their Residential Properties.
\nAs a concierge, your duty will be to ensure the best possible smooth running of the property.
\nThe concierge must be of smart appearance, courteous, observant and willing to assist lessees, residents & visitors at all times.
\nKey Duties and Responsibilities:
\n- \n
- The security of the building and the safety of residents are of the utmost importance. \n
- Familiarise oneself with all residents so that strangers can be identified. \n
- Respond to telephone calls as swiftly as possible, receive and log deliveries and deal with general enquires. \n
- Ensure as best possible residents conform to lease regulations i.e. items in c/p, hanging of washing, noise etc., are adhered to. \n
- Maintain a central daily logbook. \n
- To assist contractors when on site, with keys, location and background knowledge, and enter attendance into daily log. \n
- Maintain an up-to-date list of emergency services and contractors telephone numbers. \n
- Report any Health and Fire Safety issues to the Managing Agent undertake monthly emergency lighting flick test and record. \n
- Keep the Concierge front desk clean and tidy and free from combustible materials at all times. \n
- Clear up all litter, leaflets etc. from within the common areas or around the estate. \n
- Ensure there are no obstructions i.e. prams, bicycles etc. or hazardous materials within the common areas. \n
- \n
- Inspect all common parts lights and replace defective bulbs where necessary, and record in log-book. Faulty light units are to be brought to the attention of the Managing Agent. \n
- Carry out regular security patrols of the estate and ensure all internal fire, entrance and exit doors and kept closed. \n
- Check all ground level drains and gullies around the property. Report any major blockages to the managing Agents. \n
- Check operation of door locks, closers and door entry systems and report any faults to the Managing Agents. \n
- Keep adequate stock of light bulbs and cleaning products, stationary, household items, gym household items. Orders to be placed by Managing Agents. \n
- Parcel management for residents \n
Additional duties when necessary:
\n- \n
- Liaise with Managing Agent out of hours team regarding issuing of instructions to contractors for repairs/maintenance where required. \n
- Check and deal with matters reported by residents. Advise the Managing Agent if necessary. \n
- Remind contractors/residents of building working hours restriction. \n
- Notify Managing Agent of any works being undertaken within demised flats which may require a Licence to Alter. \n
- Assist in facilitating service contractors' site visits arranged by the Managing Agent, or residents. This particularly applies in emergency situations to ensure the safety of residents. \n
