Head of Property

An established, privately owned property investment company is seeking an experienced Head of Property to lead the performance and strategic direction of a diverse UK real estate portfolio. Reporting directly to the CEO, you will oversee a multi-sector portfolio comprising commercial, residential, hotel and mixed-use assets. This is a broad leadership position with responsibility for asset strategy, operational performance, leasing, capital expenditure, compliance and the continued enhancement of portfolio value.You will develop and deliver long-term asset strategies across the portfolio, identifying opportunities to increase income, improve operational performance and maximise investment returns. Key responsibilities will include:\n

• Leading annual business planning, budgeting and valuation processes across all asset classes
\n
• Identifying redevelopment, repositioning and value-add opportunities
\n
• Supporting acquisition underwriting, due diligence and the integration of new assets
\n
• Overseeing internal property teams and external property and facilities management providers
\n
• Managing rental income, operating expenditure, capital expenditure and portfolio performance
\n
• Establishing consistent KPIs, reporting and performance dashboards
\n
• Developing leasing, occupancy, renewal and pricing strategies
\n
• Leading negotiations with commercial tenants, retail brands, institutional occupiers and other key stakeholders
\n
• Overseeing commercial refurbishments, residential upgrades, hotel improvement programmes and mixed-use developments
\n
• Managing planning, insurance, licensing and regulatory matters across the portfolio
\n
• Ensuring compliance with fire safety, health and safety, housing regulations and property licensing requirements
\n
• Driving the portfolio’s ESG strategy
\n
• Presenting portfolio performance, risks and strategic recommendations to the board, investors and lenders
\n
• Leading and developing teams across property management, facilities management, leasing and asset management
\n

The successful candidate will be a commercially minded property leader with significant experience managing complex, multi-asset real estate portfolios. You will ideally have:\n

• MRICS qualification
\n
• At least 15 years’ experience within property or asset management
\n
• Broad experience across commercial, residential and mixed-use assets
\n
• A strong track record of improving asset performance and identifying value-enhancement opportunities
\n
• Experience managing substantial capital expenditure and refurbishment programmes
\n
• Strong knowledge of property compliance, risk management, planning and licensing
\n
• Previous experience leading and developing multidisciplinary teams
\n
• Excellent commercial, analytical and negotiation skills
\n
• The confidence to communicate with board members, investors, lenders and external advisers
\n
• Experience working within a privately owned business or family office would be advantageous
