The Opportunity\n

We are recruiting on behalf of a well-established and asset management company with a portfolio based in South East London/Kent Borders for an experienced Residential Property Manager. This is an excellent opportunity for a highly organised and proactive individual to take responsibility for managing a diverse residential portfolio. The successful candidate will oversee the day-to-day management of properties, ensuring exceptional service delivery to landlords and tenants while maintaining full compliance with all relevant legislation. The role combines office-based portfolio management with regular site inspections across South London and requires a confident professional who is capable of managing multiple priorities, building strong stakeholder relationships, and delivering a high standard of property management.

  • Manage a residential portfolio, ensuring the highest standards of service are consistently delivered.
  • \n
  • Oversee the complete tenancy lifecycle, including move-ins, renewals and move-outs.
  • \n
  • Prepare, issue and manage Assured Shorthold Tenancy Agreements (ASTs) and tenancy renewals.
  • \n
  • Ensure tenancy deposits are protected in accordance with current legislation.
  • \n
  • Act as the primary point of contact for landlords, tenants and contractors, maintaining professional and effective communication at all times.
  • \n
Legal & Regulatory Compliance\n
    \n
  • Prepare and serve statutory notices in accordance with the Housing Act 1988 and Housing Act 2004, including:\n
      \n
    • Section 8 Notices
    • \n
    • Section 13 Notices
    • \n
    • Section 21 Notices
    • \n
  • \n
  • Manage tenant disputes and complex tenancy matters, escalating where appropriate.
  • \n
  • Liaise with solicitors and attend court proceedings when required.
  • \n
  • Ensure the portfolio remains fully compliant with all statutory obligations, including:\n
      \n
    • Gas Safety Certification
    • \n
    • Electrical Installation Condition Reports (EICR)
    • \n
    • Energy Performance Certificates (EPC)
    • \n
    • HMO and Selective Licensing
    • \n
    • Right to Rent requirements
    • \n
  • \n
  • Monitor compliance deadlines and proactively arrange renewals to ensure continuous compliance.
  • \n
  • Maintain accurate and audit-ready property records.
  • \n
Maintenance & Asset Management\n
    \n
  • Coordinate reactive and planned maintenance across the portfolio.
  • \n
  • Work closely with the in-house maintenance team and approved contractors to ensure works are completed efficiently and to a high standard.
  • \n
  • Obtain competitive quotations and manage contractor performance to ensure value for money.
  • \n
  • Oversee refurbishment and capital improvement projects, carrying out site inspections where required.
  • \n
  • Develop and implement preventative maintenance programmes to minimise future repairs.
  • \n
  • Monitor maintenance expenditure and manage budgets effectively.
  • \n
  • Ensure all maintenance works comply with current health and safety legislation and landlord obligations.
  • \n
  • Maintain comprehensive records of maintenance activities, contractor invoices and associated costs.
  • \n
What we need\n

  • A minimum of three years' experience in Residential Property Management or Block Management.
  • \n
  • A comprehensive understanding of residential lettings legislation and property compliance.
  • \n
  • Proven experience managing residential portfolios independently.
  • \n
  • Excellent organisational, communication and problem-solving skills.
  • \n
  • The ability to prioritise a demanding workload while maintaining exceptional attention to detail.
  • \n
  • Strong relationship management skills with landlords, tenants, contractors and legal professionals.
  • \n
  • Good knowledge of the South London residential property market.
  • \n
