Job Description
Our Client are looking for an experienced Maintenance Operative to join their team at a luxury residential estate in South East London.
\n\nWorking Monday to Friday, hours are 8:30am - 5pm.
\n\nSalary ranges from £30,000 - £35,000 annually dependant on experience.
\n\nDuties include:
\n\n- \n
- To carry out maintenance matters as required by the Property Manager, Facilities or the RMC. \n
- You will be expected to work to a weekly schedule which will encompass the maintenance work of the development. \n
- Assist the other staff on site including Concierge and Porters, by acting as a permanent presence around the estate. You will be expected to report any breaches of security or suspicious occurrence to the onsite concierge immediately. \n
- To carry out any ad hoc duties as stipulated by the Property Manager, Facilities Manager or RMC. \n
- Carry out communal lighting inspections of the building and replace any defective bulbs. \n
- Carry out weekly fire alarm test, emergency lighting test, sprinkler system and fire alarm panel checks and to report any issues to the fire systems maintenance company. \n
- To maintain a diary detailing the scheduled jobs over a 4 week period. \n
- Maintain up to date records and checks, reporting back on a weekly basis. \n
- Maintain adequate stock. \n
- Ensure that all Maintenance storage locations are clean and tidy. \n
- AOV checks & reporting; visual, monthly testing, management of external contractors, reporting defects. \n
- Emergency Light test (two man where required) \n
- Dry Riser - visual check: completing on the BSA app for uploading to the Risk System \n
- Fire Extinguisher checks \n
- Ladder checks - visual check: reporting in log book \n
- PIB Boxes - ensure all correct information is contained within (can be delegated to FM Administrator) \n

- Firefighter lift tests. \n
- Lift (non-firefighting) \n
- Fire alarm & manual call points. \n
- BSA monthly walk rounds. \n
- Fire door inspections. \n
- Instruction and/or delegation to FM Admin contractor works required (expenditure limit to be agreed) \n
- Obtaining/delegating to FM admin acquiring of quotation for works required that have either been noted in maintenance reports \n
- Completion of Permits to Work \n
- Checking contractor works upon completion with picture evidence \n
- Assisting with move in/move out procedures (lift curtains, securing areas) \n
- Managing contractors on site re PPE, safe working practices \n
- Obtaining/delegating to FM admin acquiring of quotation for works required that have either been noted in maintenance reports or general \n
- You will be required to carry out planned project work as and when required. \n
- Work with the Facilities Manager to ensure that maintenance contractors fulfil their contractual obligations in terms of frequency of visits, response times etc. \n
- You are expected to be flexible and undertake reasonable additional duties as required by the Facilities Manager. \n
- Assist in maintaining the presentation and safety of all public areas. \n
- Interact with all stakeholders in a courteous, professional and helpful manner. \n
- To report all breaches, damage or system failure to the Estate Manager. \n
Qualifications Required:
\n- \n
- Electrically qualified to carry out basic replacement of lighting and smaller electrical tasks. \n
- Experience with AOVs and Emergency Light Testing \n
