We're working exclusively with a global leader in commercial real estate and corporate occupier services to appoint a Lease Auditor. This is an exciting opportunity to join a growing specialist team delivering lease audit services for major corporate clients across the UK and internationally.

Based ideally from the Edinburgh office, you'll play a key role in identifying cost savings, ensuring lease compliance, and recovering overcharges across complex commercial property portfolios.

\n

The Role

\n

You'll manage end-to-end lease audits, working closely with landlords, legal teams, and corporate clients to review lease obligations, challenge discrepancies, and negotiate successful financial outcomes.

\n

This role offers exposure to high-profile international portfolios across EMEA and beyond, making it ideal for someone who enjoys combining commercial property knowledge with financial analysis and stakeholder management.

Key Responsibilities

  • Conduct detailed audits of commercial leases, including:
  • \n
  • Service charges
  • \n
  • Insurance recoveries
  • \n
  • Base rent
  • \n
  • Turnover rent
  • \n
  • Capital allowances
  • \n
  • Works deposits
  • \n
  • Review and interpret complex lease documentation to identify opportunities for cost recovery and compliance.
  • \n
  • Prepare comprehensive lease audit reports and recommendations.
  • \n
  • Liaise and negotiate directly with landlords regarding disputed charges.
  • \n
  • Work alongside legal teams to interpret lease clauses and resolve contractual issues.
  • \n
  • Manage client relationships and provide regular audit progress updates.
  • \n
  • Support and oversee third-party auditors where required.
  • \n
  • Produce management reports highlighting savings and cost avoidance.
  • \n
  • Contribute to continuous improvement initiatives and support the development of lease audit services across international markets.
  • \n
  • Assist with client presentations, solution design, and new business opportunities.
  • \n

About You

\n

You'll ideally bring:

\n

  • Previous experience in lease auditing, service charge auditing, property accounting or commercial real estate finance.
  • \n
  • Strong understanding of commercial lease terminology and lease interpretation.
  • \n
  • Knowledge of the end-to-end service charge process and RICS guidance.
  • \n
  • Excellent analytical and numerical skills.
  • \n
  • Advanced Excel skills.
  • \n
  • Strong communication and negotiation abilities.
  • \n
  • The confidence to manage multiple stakeholders and influence outcomes.
  • \n
  • A proactive, solutions-focused approach with excellent attention to detail.
  • \n

  • Experience auditing multi-country property portfolios.
  • \n
  • Knowledge of commercial real estate transactions.
  • \n
  • Additional European language skills (French, German or Spanish).
