AppleOne is pleased to partner with a successful and growing company in Orange County needing a Loan Servicing Representative.
The Loan Servicing Representative is responsible for the complete lifecycle of note and trust deed administration on private money loan portfolio. This role requires precision, discretion, and judgment — there is no margin for error. The ideal candidate combines deep technical loan servicing expertise with the composure and communication skill to manage sensitive conversations with borrowers, investors, and outside professionals (escrow, title, foreclosure, and legal partners).
Key Responsibilities
•Administer mortgage loan servicing from funding through payoff, including complete note and trust deed administration
•Process reconveyances, payoff demands, and verifications of mortgage
•Process loan modifications and extensions
•Learn and operate proficiently within TMO loan servicing software
•Perform bank and trust account reconciliation
•Prepare and submit quarterly and annual compliance reporting
•Respond to inbound inquiries from investors and borrowers with accuracy and professionalism
•Initiate outbound phone contact with borrowers and investors as needed
•Communicate financial resolutions clearly and empathetically to borrowers
•Coordinate with third party foreclosure trustees and manage the Notice of Default
(NOD) and foreclosure process from initiation through completion
•Calculate prepayment penalties accurately
•Process payment statements, delinquency notices, balloon payment notices, and senior lien notices
•Follow up on lease affidavits and maintain tenant communication on rental properties where a borrower has stopped making monthly payments
Required Qualifications
•Minimum 5 years of experience servicing hard money / private money loans
•Established working relationships with escrow companies, title companies, foreclosure companies, and law firms
•Demonstrated experience with NOD and foreclosure administration
•Strong working knowledge of note and trust deed law and documentation
•Proficiency (or fast aptitude) with loan servicing software platforms
•Exceptional attention to detail — this role has zero tolerance for error
•Clear, concise, accurate, and timely written and verbal communication
•High degree of initiative and resourcefulness; comfortable solving problems independently
•Unquestionable trustworthiness and discretion with confidential financial information
•Strong alignment with Alliance Portfolio's mission, vision, and values Success Metrics (KPIs)
•Accuracy rate on payoff demands, reconveyances, and reinstatement figures
•Timeliness of compliance reporting (quarterly/annual deadlines met)
•Bank and trust account reconciliation turnaround and error rate
•NOD/foreclosure files processed within required statutory and investor timelines
•Investor and borrower response time (inquiries acknowledged/resolved)
•Delinquency and NOD portfolio trend (early identification and resolution rate)
