POSITION RESPONSIBILITIES AND DUTIES:
\n • Able to perform all Assistant Project Manager’s and Project Engineer’s responsibilities (refer to position descriptions)
\n • Estimate and establish budgets and contract price (GMP/Lump Sum)
\n • Negotiate cost-effective subcontract and material purchases
\n • Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material delivery
\n • Keep project on schedule
\n • Develop and maintain good relationship with Owner, Architect and Subcontractors
\n • Work with Superintendent to develop safety plans and to implement safety procedures
\n • Maintain timely and accurate reporting to management
\n • Manage, train, and supervise project team according to Company policy
\n • Organize regular meetings for management and subcontractors
\n • Review contract conditions; ensure compliance with all contract terms
\n • Supervise documentation of all significant project events, e.g., accidents, delays, Change Orders
\n • Direct preconstruction services and activities
\n • Negotiate, prepare and issue subcontract bid packages
\n • Assist with business development and participate in job interviews
\n • Maintain quality control (integrity and excellence of completed project)
\n • Support estimating staff (bid item specialist)
\n • Avoid or mitigate claims and conflict
\n • Complete all job close-out procedures
\n • Conduct warranty follow-up (1-year warranty walks)
\n • Complete project with full or enhanced fee
\n • Complete other responsibilities as assigned

MINIMUM SKILLS OR EXPERIENCE REQUIREMENTS:
\n • Engineering, Construction Management or Architectural degree or equivalent experience
\n • Field construction management experience (5-8 years, including supervisory skills)
\n • Leadership ability
\n • Problem-solving ability and strong sense of urgency
\n • Organizational and communication skills
\n • Drafting and computer skills
\n • Fundamental knowledge of contract law and project accounting
\n • Thorough understanding of all project management control systems (scheduling, cost control, procurement and estimating)
