Property Controller | NYC Commercial Real Estate

Our client, a growing owner-operator of Class A office properties, is seeking a Property Controller to oversee accounting, financial reporting, and operational finance for a portfolio of commercial real estate assets.

This is a hands-on role with responsibility for the monthly close, financial reporting, budgeting, cash management, tenant recoveries, and lender reporting. The Controller will also oversee an outsourced accounting team and partner closely with asset management and property operations to ensure accurate, timely reporting and strong financial controls.

Key Responsibilities
  • Lead monthly, quarterly, and annual close processes.
  • Review financial statements, general ledger activity, account reconciliations, and reporting packages.
  • Oversee property accounting, cash management, tenant billings, and operating expense recoveries.
  • Manage budgeting, forecasting, variance analysis, and portfolio performance reporting.
  • Coordinate lender reporting and monitor debt compliance requirements.
  • Partner with asset management and property management teams on financial and operational initiatives.
  • Supervise outsourced accounting support and ensure accuracy of day-to-day accounting activities.
What We're Looking For
  • Commercial real estate accounting experience, preferably with NYC Class A office assets.
  • Strong experience with operating expense escalations, CAM reconciliations, and tenant recoveries.
  • Understanding of property-level financial reporting, budgeting, and cash flow management.
  • CPA preferred, but not required.
  • Yardi experience preferred, but not required.
  • Strong communication skills with the ability to work closely with ownership and senior leadership.
Pay Details: $190,000.00 to $220,000.00 per year
