Job Description

We are recruiting for an experienced Maintenance Project Manager to oversee the maintenance, repair and refurbishment of a portfolio of landlord-owned properties across London. This is a hands-on position combining project management, facilities management and building compliance. You will coordinate contractors, oversee planned and reactive maintenance, monitor project expenditure and ensure properties remain safe, compliant and maintained to a high standard. The role would suit an experienced Facilities Manager or Project Manager with a strong commercial property or construction background who is comfortable working across both office and site environments.Key responsibilities\n

  • Coordinating internal teams, external contractors and service providers
  • \n
  • Carrying out inspections of vacant and occupied commercial properties
  • \n
  • Overseeing planned, preventative and reactive maintenance activity
  • \n
  • Investigating leaks, defects and general building maintenance issues
  • \n
  • Working with the procurement team to source project materials
  • \n
  • Communicating with tenants, leaseholders, landlords and maintenance teams
  • \n
  • Monitoring project budgets and preparing expenditure reports
  • \n
  • Producing reports on project progress and operational performance
  • \n
  • Supporting the commercial team with tenders and pre-tender meetings
  • \n
  • Reviewing Fire Risk Assessments and implementing required actions
  • \n
  • Conducting regular fire safety and fire door inspections
  • \n
  • Updating asbestos registers and maintaining compliance documentation
  • \n
  • Preparing RAMS, risk assessments and method statements
  • \n
  • Reviewing and interpreting as-built plans
  • \n
  • Monitoring operational KPIs
  • \n
  • Implementing and managing Planned Preventative Maintenance schedules
  • \n
You will need a good working understanding of mechanical and electrical building services, including:\n

  • Heating, ventilation and air conditioning systems
  • \n
  • Plumbing and drainage
  • \n
  • Electrical wiring, lighting and power distribution
  • \n
  • Fire alarm and security systems
  • \n
  • Building Management Systems
  • \n
To be considered, you should have:\n
    \n
  • At least five years’ experience within facilities management, maintenance project management or construction project management
  • \n
  • Experience working within a commercial property environment
  • \n
  • Strong knowledge of building maintenance, construction materials, tools and equipment
  • \n
  • Experience coordinating contractors and managing multiple projects
  • \n
  • A good understanding of health and safety and statutory building compliance
  • \n
  • Strong communication and stakeholder-management skills
  • \n
  • Excellent organisation, time-management and problem-solving abilities
  • \n
  • The confidence to work independently while supporting wider maintenance and commercial teams
  • \n
Essential qualifications\n
    \n
  • Manager or Supervisor CSCS Card – Red, Black or Gold
  • \n
  • IOSH, RoSPA or NEBOSH qualification
  • \n
  • First Aid at Work qualification
  • \n
Desirable qualifications\n
    \n
  • Construction or Facilities Management NVQ or diploma
  • \n
  • Construction Project Management qualification
  • \n
Package\n
    \n
  • Salary of £48,000–£55,000
  • \n
  • 28 days’ annual leave, including bank holidays
