Contracts Manager

We are partnering with a leading main contractor renowned for delivering luxury private residential projects—ranging from high-end new builds and complex refurbishments to bespoke leisure complexes (£2M to £10M+) across Surrey, Sussex, and Hampshire. As their new Contracts Manager, you will be given the autonomy and platform to truly excel.

• The Role: Full autonomy and commercial ownership, managing projects from mobilization to completion alongside dedicated site and QS teams.

• End-to-end project delivery (£2M to £10M+ luxury residential)
\n
• JCT contract administration (Design & Build / Intermediate)
\n
• Programme management, procurement, and driving site progress
\n
• Commercial oversight: monthly valuations, variations, cost reporting, and final accounts
\n
• Managing client, design team, and subcontractor relationships while enforcing top-tier H&S and quality standards
\n

• Minimum 7 years’ experience as a Project Manager or Contracts Manager within high-end residential construction
\n
• Proven track record running projects valued from £2M to £10M+ with strong JCT contract knowledge
\n
• Strong commercial acumen and hands-on experience with valuations, cost control, and budgeting
\n
• Relevant construction degree or professional membership (CIOB/RICS) is advantageous
