Senior Property ManagerLocation: Northampton Package: Basic from £32k - £35k Industry: Residential LettingsContract Type: Full Time / PermHours: Monday to Friday, 9.00 am to 6.00 pm / Rota Saturday 9.00am - 4.00pm with TIOLExperience EssentialDriving License Essential Office Based With External AppointmentsTake ownership of a residential portfolio and make a real impact Are you an experienced Property Manager who can keep a busy portfolio organised, compliant and running smoothly?This is an excellent opportunity to join an award-winning independent estate agency with an established lettings department in Northampton.The business combines the personal approach of an independent agency with the systems, standards and ambition needed to support continued growth.You will take ownership of a managed residential portfolio, acting as a trusted point of contact for landlords and tenants while ensuring maintenance, arrears, tenancy administration and compliance matters are handled professionally.This role would suit someone who is organised, calm under pressure and confident managing more complex tenancy matters.The role Your responsibilities will include:Managing a portfolio of residential properties across Northampton and the surrounding areaBuilding strong relationships with landlords and tenantsCoordinating repairs and maintenance with contractorsManaging rent arrears and maintaining clear, accurate recordsPreparing and serving the relevant tenancy noticesOverseeing tenancy renewals, move-ins and associated administrationMonitoring property and tenancy complianceProviding landlords with clear and practical guidanceResolving day-to-day portfolio issues quickly and professionallySupporting landlord retention through regular communication and reliable serviceWorking closely with the wider lettings team to maintain smooth processesAbout you You will already have solid experience within residential property management, lettings or portfolio management.You should have a strong understanding of:Residential lettings legislationTenancy notices and possession proceduresRent arrears processesProperty maintenance and contractor managementTenancy administrationCompliance requirementsYou will be comfortable managing competing priorities and communicating with landlords, tenants, contractors and colleagues.You should also understand how to protect a landlords interests while maintaining a fair, professional and compliant approach with tenants.Experience within an independent estate agency would be beneficial, although strong residential property management experience is the main requirement.What is on offer Basic salary from £32,000 to £35,000A varied and responsible property management positionAn established portfolio and lettings departmentA supportive and professional working environmentThe opportunity to join a respected independent agencyLong-term progression potentialThis is a strong next step for an experienced Property Manager, Senior Property Manager or Lettings Portfolio Manager who wants greater responsibility and the opportunity to play an important role within a successful Northampton agency.How To ApplyAt Windmill9 Consulting, we specialise in connecting talented professionals with outstanding opportunities in the property sector.
