Maintenance Operative Location: ManchesterJob Type: Full-Time | PermanentThe Opportunity We are seeking an experienced Maintenance Operative to join a large co-living scheme in Manchester. This is an excellent opportunity for someone with a strong maintenance background who enjoys delivering a high standard of customer service while ensuring buildings are safe, compliant and well maintained.Working as part of the on-site operations team, you will provide a proactive and responsive repair and maintenance service, ensuring maintenance requests are completed efficiently while maintaining excellent standards across apartments and communal areas.Key Responsibilities Carry out reactive and planned maintenance across the building, including basic plumbing, joinery, electrical, painting and decorating works.Complete maintenance requests promptly and to a high standard.Prepare apartments for new residents, including repairs, redecoration and snagging.Carry out Planned Preventative Maintenance (PPM) checks, including emergency lighting and fire alarm testing.Assist with daily health & safety inspections, risk assessments and compliance audits.Maintain accurate maintenance, compliance and health & safety records.Escort and supervise contractors working on site.Conduct tenancy inspections and complete associated maintenance works.Support refurbishment and capital improvement projects.Identify and report maintenance issues and recommend future improvement works.Respond to emergency maintenance issues and participate in the on-call/call-out rota where required.Work closely with the wider management team to ensure communal areas are maintained to an exceptional standard, including supporting resident events when required.Ensure all work is completed in accordance with company procedures and agreed KPIs.About You Previous experience within a maintenance role in residential, student accommodation, hospitality, build-to-rent, commercial property or facilities management.Experience carrying out general maintenance including plumbing, joinery, decorating and basic electrical repairs.A relevant trade qualification in plumbing, joinery or electrical work would be advantageous.Good understanding of Health & Safety legislation and safe working practices.Highly organised with excellent problem-solving skills.Able to prioritise workloads and work effectively under pressure.Strong attention to detail and pride in delivering high-quality work.Excellent communication and customer service skills.A positive team player with a proactive and flexible approach.Working Hours Monday to Friday on a rotating shift pattern between 8:00am and 7:00pm .1 in 5 Saturdays (8:00am5:00pm) with time off in lieu.Additional hours may be required during peak operational periods.Benefits Competitive salary25 days annual leave plus bank holidaysPaid overtimeCompany pensionLife assuranceEmployee Assistance ProgrammeTPBN1_UKTJ
