PROPERTY MANAGERScanlans Property Management £Competitive, aligned to experience and portfolio size Home Based/ManchesterROLE OVERVIEWWe are looking for a Property Manager who can take full ownership of a portfolio of residential developments across Manchester and the surrounding areas, delivering a high standard of service across all aspects of property management.You will act as the main point of accountability for your developments, responsible for service delivery, client relationships and long-term asset care.The portfolio has been structured to be manageable and sustainable, allowing you to focus on quality, consistency and proactive management.ROLE EXPECTATIONSThis is a varied, multi-site role requiring strong organisation, sound judgement and confidence managing clients, residents and contractors.You will:Take full ownership of your portfolio, ensuring consistently high service deliveryBuild strong relationships with clients, residents and stakeholder groups including RMCs and RTMsEnsure effective communication across all developments, responding to queries in a timely and professional mannerManage budgets and work closely with accounts teams to ensure accurate financial controlSource, appoint and manage contractors, ensuring works are delivered to the required standard and costEnsure full compliance with Health & Safety, legislation and industry best practiceHandle complaints and issues effectively, resolving them in a timely mannerIdentify opportunities for improvement and proactively manage risk across your portfolioWHAT SUCCESS LOOKS LIKEYoull be successful in this role if:Your developments are stable, compliant and well managedClients trust you and see you as their main point of contactCommunication across your portfolio is clear, consistent and proactiveBudgets and financial management are accurate and well controlledIssues are identified early and resolved effectivelyHOW YOULL SPEND MOST OF YOUR TIMEMost weeks, youll be:Managing the day-to-day performance of your residential portfolioCarrying out site inspections to ensure standards are maintainedBuilding strong relationships with clients, residents and contractorsAttending meetings with clients, residents and stakeholder groupsOverseeing contractor performance and project deliveryWorking with internal teams including accounts and operationsManaging reporting and ensuring developments are running effectivelyYoull work from home, with regular site visits across your Manchester-based portfolio and occasional travel to the office as required, trusted to manage your time and priorities effectivelyWHO THIS ROLE IS FORThis role suits someone who:Has experience in residential block/property managementIs confident managing a portfolio independentlyHas strong client relationship and communication skillsIs organised, proactive and able to manage multiple prioritiesHas a strong understanding of leasehold management and industry best practiceTakes pride in delivering a high-quality serviceEXPERIENCE THAT HELPSExperience managing residential portfoliosStrong understanding of leasehold legislationExperience working with RMCs, RTMs and resident groupsExperience managing contractors and overseeing worksFull UK driving licenceTPI Associate membership (or willingness to work towards)WHAT WE OFFERCompetitive salary, aligned to experienceDiscretionary bonusHome-based working with portfolio travel25 days holiday plus bank holidaysPrivate medical insurance, life assurance and enhanced family leaveFully funded training and professional developmentPaid sabbaticals as a loyalty rewardPension scheme and employee assistance programmeDiscounts across travel, retail, fitness and entertainmentABOUT SCANLANS PROPERTY MANAGEMENTScanlans Property Management is a well-established residential block management business, known for delivering a high standard of service to clients, leaseholders and residents across the North and Midlands.
