About the OpportunityASE Recruitment are specialist recruiters in the social housing and social care sectors, providing temporary staffing to work within a variety of 24-hour supported accommodation services and floating support services for Housing Associations and Charities across the Northwest, Midlands, and Derbyshire.We have a fantastic opportunity for an experiencedProperty Services & Operations Manager (PSOM)Location, BurySalary : £37,668.75 per annum for 30 hours weekly work, equivalent to £24.15 per H approximately.As PSOM you are to lead property compliance, operational delivery, and service performance across supported accommodation and housing services.This is a senior operational role with real impact — ensuring homes are safe, compliant, well-maintained, and services are delivered effectively to vulnerable individuals.The Role - What You'll Be DoingAs PSOM , you'll provide operational leadership across property services and housing operations, ensuring compliance, quality, and value for money.Key responsibilities include:Lead and oversee property services, maintenance, and compliance functionsEnsure all properties meet Health & Safety, statutory, and regulatory requirementsOversee voids management , turnaround times, and lettable standardsManage planned and reactive maintenance programmesMonitor compliance areas including gas, electric, fire safety, asbestos, legionellaWork closely with housing, support, and finance teams to ensure service continuityManage and support Team Leaders, Service Co-ordinators, TSOs, and operational staffOversee budgets, expenditure, recharges, and contractor performanceEnsure accurate reporting of KPIs, compliance data, income, and operational risksInvestigate and resolve service failures, complaints, and escalationsSupport safeguarding processes and ensure risks are managed appropriatelyAct as the operational point of escalation for complex property or tenancy issuesEnsure policies, procedures, and best practice are consistently followedAbout You - What We're Looking ForProven experience in property services, housing operations, or supported accommodationStrong knowledge of social housing legislation and compliance requirementsExperience managing multi-site services or regional portfoliosConfident leading and influencing operational teamsExcellent understanding of Health & Safety and risk managementExperience working with vulnerable client groupsStrong financial awareness including budgets, recharges, and cost controlAbility to analyse data and produce clear operational reportsComfortable working autonomously with accountability for outcomesExcellent communication and stakeholder management skillsFull UK driving licence and willingness to travelWhy Join This Role?Senior leadership role with real operational influenceOpportunity to shape and improve property and housing servicesWork within a values-led organisation supporting vulnerable peopleVaried role combining strategy, compliance, and hands-on leadershipCompetitive salary and long-term opportunitySafeguarding & EqualityThis role requires an Enhanced DBS check with barred list clearance (Adults) .ASE Recruitment is committed to safeguarding and promoting the welfare of children, young people, and adults accessing our services.
