Extra Works Manager - FM Service Provider - Iconic & Historical contract - London - £50,000Exciting opportunity to work for a Leading FM Service Provider situated in London. CBW is currently recruiting for an Extra Works Manager to be based on an iconic and historical site located close to Kings Cross. The Extra Works Manager will be responsible for identifying, pricing, managing, and delivering projects outside the scope of routine maintenance contracts. This typically includes minor works, refurbishments, lifecycle replacements, compliance upgrades, and client-requested improvements. In return the company is offering a competitive salary of £50,000, further training and career progression.Hours of WorkMonday to Friday (8:00am to 17:00pm)Key duties & Responsibilities Manage the delivery of planned and reactive extra works projects from inception to completionPrepare project plans, programmes, and resource schedulesEnsure projects are completed safely, on time, within budget, and to the required quality standardsMonitor project progress and resolve any issues that arisePrepare quotations, estimates, and cost proposalsManage variations and ensure all additional works are appropriately authorised.Support monthly financial reporting and forecastingAttend client meetings and site inspectionsIdentify opportunities for additional works and business developmentProvide regular project updates and progress reportsEnsure compliance with Health & Safety legislation and company policiesPrepare and review Risk Assessments and Method Statements (RAMS)Ensure CDM Regulations are followed where applicableDevelop specifications for mechanical, electrical, fabric and building services worksCoordinate engineers and subcontractors across multiple projectsAllocate workloads and monitor performanceDelivery of projects on time and within budgetQuality of completed works and defect-free handoversRequirementsRelevant Mechanical or Electrical qualificationExperience managing Mechanical, Electrical and Fabric projectsExcellent commercial awareness and cost management skillsGood understanding of CDM Regulations, Health & Safety, and statutory complianceStrong negotiation and client relationship skillsExcellent organisational and project management abilitiesCompetent in Microsoft Office and CAFM/project management systemsIOSH Managing Safely or NEBOSH General Certificate (Highly desirable)TPBN1_UKTJ
