Apply Now for our Recruitment Team to review.DUTIESYour duties as the Building Surveyor include:Property Surveys and Inspections: Assess homes, communal areas and external structures to identify defects, maintenance needs, risks and improvement opportunitiesDamp, Mould and Disrepair: Diagnose causes, manage cases and specify effective remedial works in line with legislation and best practiceRepairs and Project Management: Write specifications, manage repairs, oversee minor works projects and ensure works are delivered safely, effectively and on timeCompliance and Technical Advice: Support compliance with building regulations, CDM Regulations, HHSRS and wider housing requirements, producing clear technical reportsContractor Performance: Monitor contractor quality, review KPIs, approve out-of-scope works and support continual service improvementFinancial Control: Manage budgets, monitor spend, use the NHF Schedule of Rates and authorise contractor invoicesComplaints and Case Management: Support service recovery, investigate complaints and manage cases through housing management systemsStakeholder Communication: Work with residents, internal teams, contractors, local authorities, legal teams and other partners to deliver effective solutionsCANDIDATE REQUIREMENTSESSENTIALEducated to GCSE level or equivalent in Maths and English, Grades A* - CHNC, degree or equivalent qualification in Building Surveying, Construction, Civil Engineering or a related discipline, or equivalent professional experiencePrevious experience working in housing regulations, building codes and safety standardsPrevious experience in construction, property maintenance, repairs or residential surveyingGood knowledge of the causes and remediation of damp and mouldGood knowledge of CDM Regulations 2015, HHSRS and relevant housing legislationStrong IT skills, including Microsoft applications and the ability to produce clear technical specifications, letters and reportsExcellent communication and interpersonal skillsFull clean UK driving licence and access to your own vehicleDESIRABLEFully conversant with NHF Schedule of Rates (M3NHF)Experience using Microsoft Dynamics, Total mobile or similar housing management systemsBENEFITS25 days holiday (plus Bank Holidays), rising to 28 days after 3 years serviceUp to 8% contributory pensionA generous annual wellbeing allowance of up to £300 for health and lifestyle benefits for you and your familyAccess to a wide range of staff discountsInvestment in your learning and developmentCycle to Work Scheme with access to cycling equipment throughout the year, paid via monthly salary deductionsThe organisation recognises that some people will only apply for a role if they meet 100% of role requirements.If this sounds like you, theyd still encourage you to apply should you not feel you meet the criteria 100%.This role requires a DBS checkAPPLY TODAYBy submitting your job application to us you are hereby giving us your express consent to submit your details to our Client for this purpose.JOB REF: AWDO-P14974Full-Time, Permanent Jobs, Careers and Vacancies.
