Job Description

Static handyman and electrical maintenance operative Location- Feltham £17-£20 an hour depending on experience operative Immediate Start-Must be able to drive Key Responsibilities Carrying out general handyman repairs and planned property maintenance. Painting and decorating walls, ceilings, doors, skirting boards, and communal areas. Preparing void properties to a high standard for new tenants. Replacing and changing light fittings, lamps, bulbs, LED fittings, and ceiling pendants. Carrying out electrical safety checks before tenant move-ins. Replacing damaged light switches, socket outlets, fused spurs, and electrical faceplates. Testing lights, switches, sockets, and extractor fans to ensure they are safe and fully operational. Installing and replacing smoke alarms and carbon monoxide alarms where required. Replacing bathroom pull-cord switches and minor electrical accessories. Isolating electrical circuits safely before carrying out authorised minor electrical works. Using socket testers and voltage testers to complete basic fault finding. Identifying electrical faults and reporting works requiring a qualified electrician. Completing basic electrical repairs in line with health and safety procedures. Carrying out basic carpentry repairs, including doors, locks, shelving, architraves, skirting boards, and minor woodwork. Repairing or replacing door furniture, handles, hinges, and locks. Repairing damaged walls using fillers and preparing surfaces for decoration. Carrying out basic plumbing repairs, including changing taps, toilet seats, shower heads, silicone sealing, and unblocking sinks. Replacing extractor fans in kitchens and bathrooms where authorised. Conducting routine inspections and reporting maintenance defects. Completing reactive and preventative maintenance across multiple properties. Using hand and power tools safely and effectively. Driving between properties and transporting tools, equipment, and materials. Maintaining company vehicles, tools, and equipment in a clean and serviceable condition. Recording completed works and reporting outstanding repairs. Working closely with housing officers, contractors, and residents. Ensuring all work is completed safely, efficiently, and to a high standard. Following all health and safety procedures, risk assessments, and safe systems of work.
