About the Company PBSA Portfolio / Assigned PropertyReporting to: Regional ManagerKey Relationships: Regional Manager, Associate Director of Student Housing, Facilities Manager, Residence Teams, Head Office Departments, Third-Party Partners and ConsultantsAbout the RoleThe General Manager is accountable for the overall success and performance of the property they manage. This includes delivering operational excellence across day-to-day services, administration, compliance, occupancy, and revenue performance. The General Manager is responsible for maintaining high standards of safety, quality, resident satisfaction, and operational efficiency while supporting both team members and residents in creating an exceptional student living experience. Acting as a key liaison between on-site operations and wider business functions, the role ensures the property consistently meets financial, operational, and compliance objectives while fostering a positive and community-focused environment. This role will be for a pre-established building (no mobilisation required) and that one of the key additions is the relationship with a University partnership that we have there.ResponsibilitiesOperational LeadershipProvide effective line management, guidance, and day-to-day support to on-site teams, fostering a high-performing, motivated, and customer-focused culture.Lead recruitment, onboarding, training, and ongoing development of team members, conducting regular one-to-one meetings and performance reviews.Manage all operational aspects of the property, including check-ins, check-outs, room turnaround processes, and inspections, ensuring a seamless resident journey.Oversee third-party service providers, including cleaning, maintenance, security, and contractors, ensuring contractual obligations and service standards are met.Act as the primary escalation point for incidents and emergencies, ensuring prompt and professional resolution.Ensure the property is consistently maintained to a high standard of cleanliness, safety, and presentation.Coordinate repairs and planned preventative maintenance programmes, working with internal teams and external contractors to ensure timely completion.Drive continuous improvement initiatives to enhance operational efficiency and resident satisfaction.Performance & ReportingTake full accountability for the operational and financial performance of the property, achieving and exceeding agreed KPIs.Produce and present weekly and monthly management reports, providing clear insight into performance, expenditure, and budget variances.Identify opportunities to improve services, increase efficiency, and enhance the resident experience.Monitor expenditure against budget and provide detailed commentary on variances, ensuring financial targets are achieved.Utilise data and performance metrics to support informed decision-making and operational improvements.Financial & Strategic ManagementLead the annual budgeting process, ensuring accurate forecasting of income and expenditure.Monitor financial performance on a monthly basis, ensuring effective cost control and alignment with business objectives.Build and maintain strong relationships with universities, local authorities, commercial partners, and other stakeholders.Support strategic planning by identifying new business opportunities, potential partnerships, and operational efficiencies.Contribute to occupancy and revenue targets through effective operational management and stakeholder engagement.Customer Experience & Community EngagementSupport and oversee the delivery of resident events and engagement programmes designed to enhance the student experience and improve resident satisfaction.Foster a welcoming, inclusive, and supportive community environment that promotes wellbeing and positive engagement.Work collaboratively with marketing and community teams to strengthen the property's profile and reputation.Promote a resident-first culture and ensure customer feedback is acted upon effectively.Compliance, Health & SafetyEnsure compliance with all relevant legislation, regulations, policies, and procedures.Maintain robust health and safety standards across the property.Support audits, inspections, and compliance reviews, ensuring all actions are completed within agreed timescales.Ensure appropriate risk management procedures are in place and effectively monitored.Other ResponsibilitiesUndertake any other reasonable duties as required by the business.QualificationsDesirableIOSH or NEBOSH qualification.Full UK Driving Licence.EssentialFluent English communication skills.Required SkillsPrevious experience in a management role within PBSA, residential property, hospitality, build-to-rent, or mixed-use environments.Experience managing planned preventative maintenance programmes.Experience managing contractors, suppliers, and service delivery partners.Experience managing maintenance budgets and operational expenditure.Experience supporting refurbishment, mobilisation, or operational transition projects.Experience operating in a fast-paced customer-facing environment.Preferred SkillsStrong leadership and people management capabilities.Excellent report-writing and presentation skills.Outstanding customer service and resident engagement skills.Strong organisational and problem-solving abilities with excellent attention to detail.Financial acumen with experience managing budgets and analysing performance data.Good understanding of health and safety legislation, compliance requirements, and facilities management practices within residential or student accommodation settings.Excellent communication and stakeholder management skills.Ability to manage competing priorities and deliver results under pressure.Pay range and compensation package£50,000 plus benefitsEqual Opportunity StatementWe are committed to diversity and inclusivity in our hiring practices.TPBN1_UKTJ
