Job Description
An established and highly regarded main contractor is seeking an experienced Project Director to lead the delivery of a landmark residential development in East London. This flagship project comprises over 400 residential units alongside associated infrastructure, public realm, and external works. This is a senior leadership role with full responsibility for the successful delivery of the project from pre-construction through to completion, ensuring safety, quality, programme, commercial performance, and client satisfaction. Key Responsibilities - Take overall responsibility for the planning, management, and successful delivery of a large-scale residential development. - Lead and manage the project team, including Project Managers, Site Managers, Commercial, Design, Planning, and technical teams. - Develop and maintain strong relationships with the client, consultants, subcontractors, and key stakeholders. - Ensure the project is delivered safely, in compliance with all current health and safety legislation and company procedures. - Oversee programme management, identifying risks and implementing mitigation strategies to maintain project milestones. - Work closely with the commercial team to ensure robust cost control, reporting, procurement, and financial performance. - Chair project meetings and provide regular progress updates to senior management and the client. - Drive quality standards throughout the project, ensuring works are delivered in accordance with specifications and regulatory requirements. - Manage design coordination and ensure buildability issues are resolved efficiently. - Lead project planning and logistics to ensure efficient site operations. - Foster a collaborative, high-performing culture across the project team. - Ensure successful handover, commissioning, and completion in line with contractual obligations. Candidate Requirements - Proven experience as a Project Director or Senior Project Manager delivering major residential developments for a recognised main contractor. - Demonstrable track record of delivering large-scale residential projects valued in excess of £100 million. - Experience managing projects comprising 300+ residential units, ideally high-rise or mixed-use developments. - Strong leadership and people management skills with the ability to motivate multidisciplinary teams. - Excellent commercial awareness and experience working alongside commercial teams to deliver profitable projects. - Strong knowledge of construction methodologies, sequencing, programme management, and design coordination. - Excellent client-facing and stakeholder management skills. - Comprehensive understanding of UK Building Regulations, health and safety legislation, and quality management systems. - Ability to manage multiple workstreams while maintaining programme, quality, and budget objectives. Qualifications Essential: - Degree or HNC/HND in Construction Management, Civil Engineering, or a related discipline. - SMSTS. - CSCS Black Manager Card. - First Aid at Work (preferred). - Full UK driving licence.
