The Maintenance Technician is responsible for maintaining the overall appearance, safety, and functionality of the property. This role performs routine maintenance, preventive maintenance, and repairs to ensure apartments and common areas are well-maintained and ready for residents.
The ideal candidate is reliable, customer-focused, and experienced in apartment maintenance with strong troubleshooting skills.
Key ResponsibilitiesMaintenance & Repairs- Complete service requests in a timely and professional manner.
- Perform repairs involving plumbing, electrical, HVAC, appliances, carpentry, and painting.
- Prepare vacant apartments for new residents, including completing make-ready tasks.
- Perform preventive maintenance on building systems and equipment.
- Maintain the cleanliness and appearance of common areas and grounds.
- Assist with trash removal, curb appeal, and seasonal property maintenance.
- Report safety hazards and recommend necessary repairs.
- Provide excellent customer service when interacting with residents.
- Respond to maintenance emergencies as needed.
- Communicate effectively with the property management team regarding completed work and ongoing maintenance needs.
- Follow all company safety policies and OSHA guidelines.
- Maintain tools, equipment, and maintenance inventory.
- Ensure all work is completed in accordance with company standards and local regulations.
- High school diploma or equivalent.
- Previous apartment maintenance, facilities maintenance, or general maintenance experience preferred.
- Basic knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, and painting.
- Ability to use hand and power tools safely.
- Strong problem-solving and communication skills.
- Ability to lift up to 50 pounds and work both indoors and outdoors.
- EPA Certification (Type II or Universal) preferred.
- HVAC experience is a plus.
- Experience with property management maintenance systems is beneficial.
- Valid driver's license and reliable transportation preferred.
