Position Summary
\nGreen Biz is hiring a Business Development Manager to drive commercial growth in landscape installation and lawn maintenance. This is a hunting role: identifying new construction projects, tracking down decision-makers, and getting Green Biz on the bid list. The person in this seat owns the front end of the pipeline from first contact through priced proposal, then hands a clean, buildable job to operations.
\nThis is a new position, created because commercial bid volume is our biggest growth opportunity. The right person will build the process, not inherit one.
\nWhat You'll Do
\nFind the work
\n- \n
- Identify commercial construction projects in the pipeline through permit data, planning and zoning agendas, site visits, and industry relationships \n
- Research and track down project owners, general contractors, developers, and property managers \n
- Build and maintain a master database of active general contractors in Cumberland County and surrounding markets \n
- Visit active construction sites to identify upcoming landscape scope and meet the people running the job \n
Make the ask

- Cold call and cold visit contractors, developers, and property managers with confidence \n
- Get Green Biz added to bid lists and invited to pre-bid meetings \n
- Follow up persistently and professionally until you get an answer \n
Price the work
\n- \n
- Perform quantity takeoffs from plans and specs for landscape installation, irrigation, and hardscape \n
- Develop competitive, accurate pricing using company cost structures and production rates \n
- Prepare and submit complete bid packages within deadline \n
- Price recurring lawn maintenance contracts for commercial properties and HOAs \n
Close and hand off

- Present proposals and negotiate scope, price, and terms \n
- Transition awarded work to Landscaping and Maintenance with complete scope documentation \n
- Maintain contact after the sale to build repeat business \n
What You Need
\n- \n
- Comfort initiating conversations with strangers. Cold calling and unannounced site visits are a core part of this job, not an occasional task \n
- Strong follow-up discipline. Most commercial work is won on the fifth contact, not the first \n
- Ability to read construction plans and specifications and perform accurate takeoffs \n
- Excellent written and verbal communication \n
- Organized enough to manage dozens of active opportunities at different stages simultaneously \n
- Valid NC driver's license and clean driving record \n
- Proficiency with spreadsheets, CRM tools, and estimating software \n
What Helps

- Experience in commercial landscaping, site work, or construction estimating \n
- Existing relationships with general contractors or developers in the Fayetteville market \n
- Background in a role requiring self-directed accountability and disciplined execution (military leadership, outside sales, project management) \n
- Knowledge of landscape materials, plant material, irrigation systems, and installation methods \n
- Familiarity with public bid processes and prevailing wage requirements \n
Success Looks Like
\nFirst 90 days: Master GC database built and prioritized. Introduced to top-tier contractors in the market. Bidding active work.
\nFirst year: A measurable, repeatable flow of qualified bid opportunities with a tracked win rate and a maintenance contract book that renews.
\nCompensation
\nBase salary plus commission on awarded work, commensurate with experience. Company vehicle or vehicle allowance, health benefits, and paid time off.
