Job Description
We are seeking a detail-oriented Controller to support the financial operations of a growing real estate and property management organization in Greensboro, NC. This role will be responsible for full-cycle property accounting, financial reporting, budgeting, reconciliations, and job costing for property improvement and construction projects. The ideal candidate will have experience in both property management accounting and construction-related accounting, with a strong understanding of project costs, capital expenditures, and financial controls.

Responsibilities
  • Manage the full accounting cycle for a portfolio of commercial and/or residential properties.
  • Prepare monthly, quarterly, and annual financial statements for assigned properties.
  • Reconcile bank accounts, operating accounts, security deposit accounts, and general ledger accounts.
  • Record and maintain tenant billings, rent payments, and lease-related transactions.
  • Review accounts payable and accounts receivable activity to ensure accuracy and timely processing.
  • Assist with annual budgets, forecasts, and variance analysis for individual properties.
  • Support month-end and year-end closing processes.
  • Track project costs associated with renovations, tenant improvements, capital projects, and new construction.
  • Maintain detailed job cost records by project, phase, and cost code.
  • Review contracts, purchase orders, change orders, and vendor invoices for proper coding and approval.
  • Monitor project budgets and provide regular cost analysis reports to management.
  • Work closely with project managers, property managers, and contractors to ensure accurate cost tracking.
  • Assist with construction draws, lien waivers, retainage tracking, and capital expenditure reporting.
  • Analyze project profitability and identify cost overruns or budget variances.
Qualifications
  • Bachelor's degree in Accounting, Finance, or related field.
  • 3+ years of accounting experience in property management, real estate, construction, or a related industry.
  • Experience with job costing and construction accounting principles required.
  • Strong understanding of general ledger accounting, month-end close, and financial reporting.
  • Advanced Microsoft Excel skills including pivot tables, VLOOKUP/XLOOKUP, and financial analysis.
  • Knowledge of leases, capital projects, and construction cost tracking preferred.
  • CPA or CPA-track candidates are a plus.
Pay Details: $90,000.00 to $105,000.00 per year
