Location: Chattanooga, TN
Salary: $55,000-$60,000 annually
Employment Type: Full-Time
We are seeking a dynamic and results-driven Student Housing Marketing & Leasing Manager to lead leasing and marketing initiatives for a large student housing community serving college students near campus.
This role combines sales, marketing, resident engagement, and relationship building to maximize occupancy and create an outstanding resident experience. The ideal candidate is a creative self-starter who understands how to connect with students, drive leasing activity, and execute marketing strategies that support property performance.

Key ResponsibilitiesLeasing & Occupancy
- Drive leasing activity and support occupancy goals throughout the year
- Respond to prospective resident inquiries and convert leads into leases
- Conduct apartment tours and showcase community amenities
- Track leasing metrics, lead conversion rates, and occupancy trends
- Assist with renewal campaigns and resident retention efforts
- Develop and execute strategies to increase pre-leasing and renewals
- Create and implement marketing campaigns that generate qualified leasing traffic
- Manage the property's social media presence across multiple platforms
- Develop engaging content, promotions, and advertising initiatives
- Oversee online listings and ensure marketing materials remain accurate and current
- Monitor online reputation and respond to resident reviews and feedback
- Build relationships with campus organizations, student groups, and local businesses
- Coordinate outreach efforts, housing fairs, and promotional events
- Plan and execute resident appreciation events, social activities, and community programs
- Serve as a brand ambassador for the property within the local community
- Monitor market conditions, competitor activity, and industry trends
- Track campaign performance and leasing results
- Prepare regular reports on occupancy, leasing traffic, marketing effectiveness, and resident engagement
- Recommend strategies to improve community visibility and leasing performance
Qualifications
- Bachelor's degree preferred
- 2+ years of experience in apartment leasing, student housing, hospitality, marketing, sales, or property management
- Strong understanding of social media marketing and digital engagement
- Excellent communication, presentation, and interpersonal skills
- Highly organized with the ability to manage multiple priorities
- Strong sales and customer service mindset
- Proficiency with Microsoft Office and marketing platforms
Preferred Qualifications
- Experience in student housing or multifamily housing
- Leasing, property management, hospitality, or student affairs background
- Experience planning events and community engagement initiatives
- Familiarity with property management software such as Entrata, Yardi, RealPage, or similar systems
- Experience managing social media business accounts and marketing campaigns

Pay Details: $55,000.00 to $60,000.00 per year
