Job DescriptionJob Title: Property ManagerJob Type: Full Time - Monday to Friday 9.00am to 5.30pmSalary: £33,000.00 - £38,000.00We are a property management company established since 2005 based in Northwest London. Our objective is to provide efficient management for residential and commercial properties across the UK, serving the needs of both landlords and leaseholders.An opportunity has arisen within our Property Management Department for an experienced Property Manager to join our growing firm. The ideal candidate needs to have excellent attention to detail and have a positive attitude towards work. The right candidate must be able to work on their own initiative and work as part of a team in fast paced working environment.For the successful candidate there will be scope for ongoing professional development and career advancement.Requisites:Property Management work-based experience for at least 3 - 4 years (preferred but not essential accredited with The Property Institute)Able to read and understand LeasesGood working knowledge of Landlord and Tenant legislationExcellent organisation skillsAble to communicate clearly and able to construct own letters as and when requiredKnowledge of MS Office and good use of computer software packagesClean driving licence - use of own car if possible but not essentialThe initial responsibilities will include:Dealing with telephone enquiries and written correspondence from lesseesDealing with and arranging day to day reactive works and planned worksUndertake site inspections and complete thorough site inspection reports identifying scope of works needed to be completed on a priority basisIssuing Works Orders to contractors and service providers then ensuring such completed reasonably and to good standard and within budgetSupervision of existing service contracts and providers in place which deal with day to day activities such as but not limited to Landscape, gardening works, communal cleaning, general maintenance and repairs etc.Preparing a schedule of planned works and maintenance programme and ability to ensure such completed within budget and to good standardDrafting and issuing S20 consultation notices for major worksLiaising and converse with 3 rd party professionals, such as Surveyors and Building Contractors to ensure agreed qualifying works completed to good standard and within budgetAssist with providing feedback and recommendations with regards to setting service charge budgetsAttend meetings with Lessees and Residents, able to take notes and follow up on agreed action points discussed some meetings will be outside usual office hoursSupervise 3 rd party staff and or agencies providing caretaking and or concierge servicesKnowledge of required Risk Assessments needed to be undertaken ability to understand such reports and ensure noted works completed to reasonable standard and within budget.TPBN1_UKTJ
