Job Description
We are seeking an experienced Commercial Manager or Quantity Surveyor with a strong background in industrial construction projects to join our growing team. The successful candidate will oversee the commercial and contractual management of industrial developments from pre-construction through to final account settlement.
\nThis role is ideally suited to someone with proven experience delivering warehouses, distribution centres, manufacturing facilities, logistics hubs, data centres, or large-scale steel-frame industrial builds.
\nThe candidate must be commercially astute, highly organised, and capable of managing multiple stakeholders while protecting project profitability and contractual compliance.
Key ResponsibilitiesCommercial Management\n- \n
- Manage all commercial aspects of industrial construction projects. \n
- Prepare, review, and administer contracts and subcontracts. \n
- Monitor project costs, cash flow, valuations, variations, and forecasts. \n
- Prepare monthly CVRs (Cost Value Reconciliations). \n
- Ensure projects are delivered within budget and maximise commercial performance. \n
- Identify and manage commercial risks and opportunities. \n
- Negotiate subcontractor packages and procurement schedules. \n
- Lead final account negotiations with clients and subcontractors. \n
- \n
- Produce accurate cost plans, estimates, and tender analysis. \n
- Manage applications for payment and certification processes. \n
- Assess and value variations, change orders, and compensation events. \n
- Prepare interim valuations and final accounts. \n
- Monitor subcontractor performance and payments. \n
- Maintain accurate project records and commercial documentation. \n
- \n
- Work closely with project managers, site teams, design consultants, and clients. \n
- Attend project meetings and provide commercial updates. \n
- Support procurement and supply chain management. \n
- Ensure contractual obligations and notices are managed correctly. \n
- Assist with dispute resolution and claims management where required. \n
- \n
- Ensure compliance with contractual, legal, and company procedures. \n
- Produce regular commercial reports for senior management. \n
- Support continuous improvement in commercial systems and controls. \n
- \n
- Minimum 5+ years experience in a Commercial Manager or Quantity Surveyor role. \n
- Proven experience delivering industrial construction projects. \n
- Strong knowledge of: \n
- \n
- Steel-frame industrial units \n
- Warehousing and logistics facilities \n
- Groundworks and civils packages \n
- Cladding and roofing systems \n
- M&E coordination within industrial environments \n
\n - Experience administering JCT and/or NEC contracts. \n
- Excellent cost management and forecasting skills. \n
- Strong negotiation and communication abilities. \n
- Proficient in Microsoft Excel and commercial management software. \n
- Full UK driving licence. \n
- \n
- Degree qualified in Quantity Surveying, Commercial Management, or Construction Management. \n
- MRICS or working toward chartership. \n
- Experience with design & build contracts. \n
- Experience managing projects valued £5m£50m+. \n
