\nMobile Electrical Engineer - Covering the North East region of England
\nRole Purpose:
\nThe Mobile Electrical Engineer to carry out PPM and Reactive Activities in a variety of commercial premises, candidates will ideally be located in the required area. Applicants will have Commercial Experience. The applicant would be expected to assist with various reactive and PPM tasks. Some installation work will be expected although the core part of the role is maintenance.
\nThe role is predominantly electrical skillset bias of strong multi-skilled background with experience of Building Services.
\nThis is a hands-on role and would suit an individual that can work using their own initiative and have a proactive approach to undertake all tasks required. A conscientious and reliable team player and someone that has excellent interpersonal and communication skills due to this being a client facing role. The ability to produce quotes for additional works by obtaining materials costs and writing up a description of the works required.
\nWhat this job involves:
\nTo carry out reactive maintenance repairs across various buildings.
\nTo assess and order parts and equipment necessary for individual tasks.
\nTo work to recognised industry standards at all times.
\nTo participate in flexible working hours and out-of-hours emergency cover as required by the contract.
\nTo undertake training as required to perform the duties of the role, including health and safety courses and further trade development, to maintain current knowledge and professional qualifications (Continued Professional Development).
\nTo assist other trades as/when required.
\nTo update/close completed Reactive & PPM tasks on our CAFM System
\nEnsure engineering standards are maintained in order to maximise efficient operation and reliability of plant.
\nTo ensure company QA and site procedures are adhered to in all aspects.
\nTo ensure that both Client and Integrals Health and Safety procedures are followed at all times.
\nTo inspect the condition of services and proactively deal with call outs/repairs as required and/or requested by management.
\nTo attend emergencies, inside and outside of normal working hours.
\nKeep and maintain all company issued tools in a safe and working condition.
\nTo assess and order parts and equipment necessary for individual tasks.
\nTo work to recognised industry standards at all times.
\nTo undertake training as required to perform the duties of the role, including health and safety courses and further trade development, to maintain current knowledge and professional qualifications (Continued Professional Development).
\nTo undertake any other duties as directed by Managers within the remit of the role.
\nProvide detailed and accurate reports for any remedial works required whilst attending site
\nProduce technical and situational reports as required
\nUpdating of on-site log books for compliance purposes
\nElectrical testing and completion of any certificates or documentation for works completed
\nComplete on site Method Statements and Risk Assessments as necessary
\nThis job description sets out the main duties of the post at the date it was completed. Such duties may vary from time to time without changing the general character of the post or the level of responsibility entailed.
\nTo carry out electrical works, such as electrical wiring fault finding and repair, door entry and auto door control systems, emergency & non emergency lighting fault finding/repair and replacement, lamp changing, replacement socket outlets and other face plates, BMS and heating controls fault finding and repair, immersion heater and instantaneous water heater fault finding/repair and replacement,
\nCarry out PPM tasks, such as emergency light testing, fire alarm testing, distribution board checks, RCBO/RCD testing, fixed wire testing, tap temperature testing and flushing, Fan Coil servicing, AC/AHU filter replacement and cleaning, functional testing and visual inspection of equipment.
\nWhat your day-to-day will look like:
\nPro-actively develop and manage relevant stakeholder relationships ensuring that expected service levels are achieved.
\nComply with all requirements of the Client contract and meet or exceed Key Performance Indicators
\nDeliver an exceptional quality of service to the Client, as reflected by Client feedback
\nEnsure the delivery of all operational requirements as per the client scope of works at the Client Site
\nDevelop and implement operational procedures and performance measures to ensure simplification and accuracy of work methods, reliability of systems and consistency
\nLead initiatives such as user experience programs, JLL system rollouts, regional training programs/workshops and other initiatives as appropriate, through driving implementation and consistency across the Region
\nDrive Client specific initiatives such technology rollouts, benchmarking, best practices etc.
\nEnsure site financial operations are meeting or exceeding targets and financial processes as well as controls are always adhered to.
\nEnsure compliance with JLL and client Health, Safety, Environment and Risk Management policies and procedures
\nEnsure data integrity of all systems across the Region and perform audits from time to time
\nEnsure meeting or exceeding SLA/KPI scores Ensuring up to date information on Clients Property Services SharePoint
\nResolve user's complaints and concerns with solutions and follow up
\nReview and spot-check suppliers/service providers performance to ensure contractual obligations are delivered
\nSchedule detailed floor inspections conducted regularly
\nImplement service tasks, procedures and policies and measure performance
\nEnsure that an effective Work Order system is maintained for rectification of any defective items/services & ensure that these are addressed in a timely manner
\nSupport with critical out-of-hours issues & participate as a key team member in responses to emergency situations
\nCoordinate churn work and minor project works requested by users
\nImplement and manage the change control process
\nReport building incident following with set escalation channels with measures and solutions
\nManage Vendor Contract database to ensure they are up to date at all times
\nManage vendor procurement processes and ensure timely contract execution, negotiation, including preparation of tender documentation and preparation of contracts in accordance with agreed guidelines
\nGenerate reports and conduct presentations as per the service delivery requirements and overall account management.
\nRequired Skills and Experience:
\nNVQ 3 Electrical Installation
\nC&G Level 2 and 3 Diploma Electrical Installation
\nC&G 2360 Parts 1 & 2 or 2330 Levels 2 & 3
\nC&G 2391 or 2394 & 2395
\n18th edition certificate
\nExtensive Knowledge of commercial electrical systems
\nStrong Electrical & Mechanical Maintenance experience
\nKnowledge of heating and air conditioning systems
\nBasic plumbing, carpentry and fabric skills would be an advantage.
\nFull UK Driving License
\nKnowledge of building fabric and experience in carrying out basic fabric reactive repairs when required
\nExtensive Knowledge of Health & Safety Regulations.
\nAbility to act on own initiative.
\nSmart appearance, presentable
\nMust be available for call outs
\nGood written and verbal communication skills
\nAble to work from a smartphone and PDA
\nComfortable working within a team environment. Able to contribute to teams success whilst willingly following instructions
\nSelf-motivated and able to work unsupervised
\nAdaptable and flexible approach to work requirements, willing to accept change.
\nThe candidate will be required to adopt a flexible approach to working hours to suit the needs of the sector. This will require work at weekends and in the evenings.
