Senior Property Manager - Block Management
\nHours: Monday - Thursday 9-5:30pm and Friday 9-5pm (can offer earlier start time if required)
\nSalary: £45,000pa
\nType: Hybrid working, 2 days in the office

Purpose
\nManage a portfolio of residential developments, delivering high standards of property management, customer service, legal compliance, financial control, and maintenance.
\nKey Responsibilities
\nManage a portfolio of residential developments and maintain strong relationships with residents, leaseholders, directors, contractors, and stakeholders.
\nDeliver excellent customer service, responding promptly to enquiries and providing regular updates.
\nInterpret leases, legal documents, contracts, and ensure compliance with relevant legislation and industry standards.
\nOrganise and attend board meetings, AGMs, and residents' meetings, preparing agendas and meeting minutes.
\nPrepare and manage annual service charge budgets, monitor expenditure, and oversee financial performance.
\nSupport service charge collection, payment plans, invoice approval, and year-end accounts.
\nManage maintenance contracts, utilities, contractors, and site service providers.
\nEnsure compliance with health and safety legislation, statutory inspections, and risk management.
\nArrange and manage property insurance policies and oversee insurance claims.
\nCoordinate planned maintenance, major works projects, and reactive repairs.
\nCarry out regular site inspections and produce detailed inspection reports.
\nMaintain accurate property records and management systems.
\nSupervise administrative support where applicable and contribute to service improvement and client retention.
\nKey Skills & Experience
\nResidential block or estate management experience.
\nKnowledge of leasehold property management and service charge budgeting.
\nUnderstanding of property legislation, health & safety, and compliance.
\nStrong financial, budgeting, and contractor management skills.
\nExcellent communication, organisation, and stakeholder management.
\nAbility to manage multiple priorities across a varied property portfolio.
\nProficient in Microsoft Office and property management software.
\nFull UK driving licence.
