Preconstruction Manager
Job Description
Responsibilities
Prepare conceptual budgets, milestone estimates, and final fixed-price proposals.
Conduct site walkthroughs, gather project information, and perform space measurements/scanning.
Develop preliminary space layouts and test-fit plans.
Coordinate with subcontractors and suppliers to obtain accurate pricing.
Prepare scopes of work, cost breakdowns, and pricing documentation.
Update budgets throughout design development and track scope changes.
Develop and maintain cost databases, estimating templates, and pricing systems.
Review completed projects to compare estimated versus actual costs and improve future pricing accuracy.
Present budgets to clients and internal teams while explaining estimate assumptions.
Manage multiple estimates simultaneously and meet project deadlines.
Qualifications
Experience estimating commercial interior, restaurant, hospitality, or tenant improvement projects.
Strong knowledge of commercial construction methods, materials, and MEP systems.
Ability to prepare conceptual estimates from limited design information.
Experience with space planning, construction drawings, and digital drafting tools.
Proficiency with construction estimating, takeoff, and cost management software.
Strong communication, client-facing, and presentation skills.
Ability to coordinate with architects, subcontractors, suppliers, and project teams.
Excellent organizational, analytical, and time management skills.
