We are seeking a proactive, sales-driven Community Manager to lead two manufactured housing communities totaling approximately 289 homesites in Mesa, Arizona. Both communities were acquired within the past six months and offer an exciting opportunity for an experienced property management professional to stabilize operations, grow occupancy, lead home sales, and establish a strong community presence.

The Community Manager will serve as the business manager and face of both communities, with responsibility for property operations, financial performance, resident relations, team leadership, curb appeal, home readiness, and the complete home-sales process. This position requires a confident leader who understands P&L performance, budgets, leasing, lead generation, sales pipeline management, and closing.

The ideal candidate is highly visible, solutions-oriented, and comfortable taking ownership of two properties while coaching an Assistant Community Manager and partnering with regional leadership.


Key ResponsibilitiesProperty and Business Operations
  • Oversee the daily operations of two manufactured housing communities totaling approximately 289 homesites.
  • Act as the business manager for both properties, with accountability for occupancy, revenue, controllable net operating income (NOI), expenses, collections, delinquency, and resident satisfaction.
  • Review monthly financial statements, budgets, accounting reports, resident ledgers, invoices, and operating variances.
  • Develop proactive solutions and present clear action plans to regional leadership when operational or financial challenges arise.
  • Use property dashboards and key performance indicators to track occupancy, sales, marketable homes, rehabilitation status, work orders, collections, curb appeal, and Google reviews.
  • Manage vendor relationships, property expenses, community-event budgets, and operational priorities.
  • Conduct regular property inspections and community drives to identify maintenance, safety, compliance, and curb-appeal concerns.
Qualifications
  • At least three years of experience in property management, community management, residential operations, multifamily housing, or manufactured housing.
  • Manufactured housing or mobile home community management experience strongly preferred.
  • Proven experience in home sales, leasing, business development, lead generation, prospecting, CRM pipeline management, and closing.
  • Experience managing multiple properties or a multi-site portfolio preferred.
  • Strong knowledge of P&L statements, budgets, accounting review, NOI, occupancy, collections, delinquency, and expense management.
  • Demonstrated experience leading, coaching, and holding on-site employees accountable.
  • Ability to stabilize recently acquired properties and build effective operating processes.
  • Strong organizational, problem-solving, communication, and decision-making skills.
  • Proficiency with property management software and CRM systems; ManageAmerica and HubSpot experience preferred.
  • Experience with work-order systems, HR platforms, and applicant tracking systems; Rippling and Lever experience is a plus.
  • Working knowledge of Fair Housing, leasing, resident relations, collections, property inspections, work orders, and vendor management.
  • High school diploma or GED required; associate or bachelor’s degree preferred.
  • Valid driver’s license and reliable transportation for travel between the two communities.
  • Ability to work on-site and walk both properties regularly.
