In addition to being the biggest airport in Europe and the UK’s only hub, Heathrow is also one of the largest commercial landlords in the UK, providing 1.4m sqm of accommodation to over 280 tenants – generating over £147m p.a. Effective management of the property portfolio is vital to the operation of our airports, with our customers (both internal and external) heavily reliant on the availability of accommodation and our quality of management.

This role will be responsible for looking after Terminal 5, Heathrow’s main hub terminal which houses an extensive range of assets including light industrial ramp accommodation, offices, service desks, lounges and stands that generates in excess of £37m pa with an opportunity to grow revenue over the next 12 months. It will expose you to a diverse range of tenants across a varied mixed-use portfolio in a complex operational and commercial environment.

It is the perfect role for an experienced Chartered Surveyor holding an MRICS accreditation looking to further their career in a high-profile property management role. The successful applicant will have a clear pathway to grow your career within the property team or move to other roles throughout the airport.

Responsibilities

  • Managing the relationship with key terminal space stakeholders such as our Operational, Engineering, Baggage and Retail teams.
  • \n
  • Enhance the income and long-term value of the terminal estate through active asset and estate management activity, including refurbishment.
  • \n
  • Ensure professional Landlord and Tenant functions including rent reviews and lease renewals are concluded positively, on time and in line with lease agreements.
  • \n
  • Financial and H&S reporting on the terminal estate performance.
  • \n
  • Contributing to the long-term space utilisation strategy for the Terminal Estate.
  • \n
  • Lead the identification and execution of initiatives that optimise rental yield and capital value, leveraging near-term development and leasing opportunities.
  • \n
  • Lead on critical terminal improvement projects to ensure property actions are captured and responded to accordingly.

Qualifications

\n
    \n
  • MRICS with experience in a commercial landlord-tenant environment. Good knowledge of all commercial landlord-tenant legislation
  • \n
  • Excellent client management skills.
  • \n
  • Excellent time management skills.
  • \n
  • Good financial numeracy and experience of setting and managing complex budgets.
  • \n
