Job Type: Full-time

Pay: $27.00–$32.00 per hour

Schedule: Monday–Friday, 8:00 a.m.–5:00 p.m., plus rotating on-call coverage

Work Location: In person

Reports To: Property Manager

Experience Required: 2 years of maintenance experience

Position Summary

We are seeking an experienced Maintenance Technician to support the daily maintenance operations of our residential property portfolio. This position is responsible for completing apartment service requests, preventive maintenance, unit turns and make-ready work while helping maintain the property’s buildings, grounds, common areas and amenities.

The ideal candidate has at least two years of hands-on maintenance experience, strong troubleshooting skills and working knowledge of HVAC, plumbing, electrical systems, appliances, carpentry, drywall, painting, locks and general building repairs. We are looking for a dependable self-starter who takes pride in their work, provides excellent resident service and can work independently or collaboratively with the property management team.

Key Responsibilities
  • Complete resident work orders and maintenance service requests accurately and within established response-time standards.
  • Diagnose, troubleshoot and repair issues involving HVAC systems, plumbing, electrical systems, appliances, water heaters, fixtures, locks, doors and windows.
  • Perform general apartment repairs, including drywall, painting, carpentry, caulking, flooring and minor hardware repairs.
  • Complete apartment make-ready and unit-turn services to prepare vacant units for new residents.
  • Conduct routine inspections and perform scheduled preventive maintenance on apartment units, building systems, equipment, common areas and amenities.
  • Maintain the overall appearance, cleanliness, safety and functionality of the property.
  • Assist with grounds maintenance, trash removal, curb appeal and other property upkeep as needed.
  • Respond promptly and professionally to residents while delivering excellent customer service.
  • Maintain accurate maintenance records and document completed work orders.
  • Monitor tools, replacement parts, maintenance supplies and equipment inventory.
  • Notify the Property Manager, Maintenance Supervisor or Vice President of Facilities Management when supplies or replacement equipment must be ordered.
  • Identify and immediately report safety hazards, property damage, code concerns or suspected lease violations.
  • Follow all company safety procedures and properly operate hand tools, power tools and maintenance equipment.
  • Coordinate professionally with residents, vendors, contractors and other team members.
  • Participate in a rotating 24-hour emergency maintenance and after-hours on-call schedule.
  • Perform additional property maintenance duties as assigned.
Required Qualifications
  • High school diploma or GED.
  • At least two years of maintenance, apartment maintenance, building maintenance or facilities maintenance experience.
  • Working knowledge of general maintenance repairs, including plumbing, electrical, HVAC, appliances, painting, drywall and carpentry.
  • Experience using hand tools, power tools and maintenance equipment.
  • Ability to diagnose maintenance issues and complete repairs with limited supervision.
  • Strong attention to detail and pride in producing high-quality work.
  • Excellent customer service, communication and interpersonal skills.
  • Ability to remain professional and courteous when interacting with residents.
  • Ability to prioritize multiple service requests and respond appropriately to maintenance emergencies.
  • Dependable, self-motivated and able to work independently or as part of a team.
  • Professional appearance and conduct.
  • Valid driver’s license, current automobile insurance and reliable transportation.
Preferred Qualifications
  • Previous multifamily, apartment community, residential property management or commercial property maintenance experience.
  • Experience with apartment unit turns, make-ready work and occupancy inspections.
  • HVAC or EPA certification.
  • Knowledge of preventive maintenance programs, workplace safety standards and maintenance work-order systems.
Schedule and On-Call Requirements

Normal working hours are Monday through Friday from 8:00 a.m. to 5:00 p.m., with an appropriate meal break. The Maintenance Technician must participate in a rotating 24-hour emergency maintenance schedule. Evening, weekend or additional hours may occasionally be required based on property needs.

Personal transportation may be required for property inspections, supply runs or travel between assigned properties.

Physical Requirements

This position requires the ability to:

  • Regularly sit, stand and walk for extended periods.
  • Use hands to handle and operate tools, equipment and maintenance materials.
  • Bend, reach, kneel, crouch and crawl.
  • Occasionally climb ladders and work at varying heights.
  • Regularly lift and carry up to 40 pounds.
  • Occasionally lift or move up to 100 pounds with appropriate assistance or equipment.
  • Work indoors and outdoors in varying weather conditions.
  • Maintain the vision and hearing necessary to safely inspect equipment and perform repairs.
