Small Works Contract ManagerSalary: £45,000 - £55,000 DOEPackage Company vehicleFuel card21 days holiday plus bank holidaysHoliday entitlement increases with length of serviceStart Date:Looking to have someone in place by the end of September at the latest.About the Role We are looking for a Small Works Contract Manager to oversee a high volume of projects across a wide range of property maintenance and refurbishment works.Projects will include:Kitchens & BathroomsRoofingElectricalPlumbingFull House RenovationsGroundworksFencingLandscapingGeneral Small WorksThis role is about managing projects and subcontractors rather than being a technical expert in every trade.Key Responsibilities Manage up to 55 live small works projects at any one time.Coordinate and manage subcontractors across multiple trades.Negotiate subcontractor rates and monitor costs.Hold subcontractors accountable for programme, quality and performance.Attend client meetings and maintain strong client relationships.Ensure contracts are delivered safely, on time and within budget.Review and manage RAMS and Health & Safety compliance.Delegate work effectively to operatives and subcontractors.Oversee programme delivery across multiple concurrent projects.Essential Experience Previous experience as a Contracts Manager, Small Works Manager or similar.Proven experience managing subcontractors.Strong contract management experience.Excellent client-facing and communication skills.Experience delivering multiple projects simultaneously.Good understanding of Health & Safety and RAMS.Desirable Experience working on framework agreements.Background in social housing, planned maintenance or property services.Experience delivering refurbishment and maintenance contracts across multiple workstreams.Interested?
