Reactive Works Manager - Commercial M&E & Building Fabric
Job Description
We are recruiting for a successful, family-owned hard FM main contractor offering a friendly, close-knit working environment where individual contribution is recognised and valued.
\nThey are looking for a highly organised and proactive Reactive Works Manager to coordinate commercial M&E and building-maintenance works.
\nThis is a fast-paced, predominantly office-based role involving extensive use of MS-Office applications, regular communication with clients, subcontractors and in-house operatives, together with occasional site visits to inspect and survey prospective works.
\nDuties
\nReceiving and assessing client maintenance requests
\nPreparing quotations and obtaining subcontractor prices
\nCoordinating reactive works from instruction through to completion
\nKeeping clients informed and resolving issues promptly
\nArranging subcontractors, operatives, access and materials
\nMonitoring live jobs, reports and completion documentation
\nVisiting sites when surveys or inspections are required
\nWorks will be to; commercial plant rooms, boilers, pumps, plumbing, gas testing, air conditioning, legionella works, electrical repairs, roofing, decorating, flooring and general building-fabric maintenance.
\nThe person
\nYou will need previous experience in commercial M&E, reactive maintenance, minor works or facilities management. You do not need to be an expert in every trade, but you must understand building services sufficiently well to assess requirements, question subcontractors and coordinate the correct response.
\nA background in commercial plumbing, heating, mechanical services, electrical services, HVAC or multi-skilled building maintenance would be particularly suitable.

\nGood commercial awareness and quotation experience
\nConfident client and subcontractor communication
\nExcellent computer, email and administrative ability
\nA positive, resilient and productive approach
\nThe ability to remain composed when priorities change
\nA full UK driving licence
\nThis position would suit an experienced building-services professional who has moved from the tools into coordination, supervision or small-works management.
\nWith interviews available from Monday the 3rd of August, salary is £45k to £50k + company car.
