\nCompensation: $28 to $30 hourly, depending on experience, plus lease renewal bonuses.\n

\nSchedule: Monday through Friday, 8:00 a.m. to 5:00 p.m., with participation in an on-call rotation.\n

\nJob Description:\n
\n
\nThe Assistant Maintenance Supervisor is responsible for ensuring optimal functioning of internal and external apartment community building systems including mechanical, electrical, plumbing, fire/life safety, elevators, and more. Leveraging organization skills, problem solving, and creative thinking, the Assistant Maintenance Supervisor is required to support the Maintenance Supervisor in resolving escalated issues while driving continuous process improvement and team development.\n
\n
\nKey Responsibilities:\n
\n
\nSupport Maintenance Supervisor in setting scope, technical specifications, budget tracking, scheduling, material and equipment requirements, subcontractor/vendor bidding and management, and overall planning and execution of facility and maintenance projects.\n
\nResponsible for ensuring the physical aspects of the community meet operations and safety standards.\n
\nAssist in the management, development, and mentorship of facilities team members in diagnosing problems and making repairs.\n
\nComplete unit inspections as needed and maintains orderly documentation.\n
\nMaintain inventory of basic personal tools to complete task requirements including but not limited to a hammer, screwdriver, adjustable wrench, tape measure, and flashlight.\n
\nOrganize, maintain, and utilize provided supplies in a cost-effective manner.\n
\nPre-diagnose and troubleshoot various building systems prior to scheduling repairs.\n
\nRepair issues and provide knowledge in areas including HVAC, electrical, plumbing, appliances, carpentry, etc.\n
\nPresent an appearance appropriate to the image of the company.\n
\nComplete additional tasks or duties assigned by community leadership.\n
\n
\nQualifications:\n

\nProfessional Experience:\n
\n
\nMinimum of 5 years’ experience in Facilities Maintenance in Multifamily or Hospitality.\n
\nAdvanced experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting, etc.\n
\nWorking knowledge of appliances required.\n
\n
\nEducation:\n
\n
\nHigh school education or equivalent is preferred.\n
\nAccurately perform basic mathematical functions.\n
\nEPA Universal Certification required.\n
\nCertified Pool Operator (CPO) Certification preferred.\n
\n
\nComputer Skills:\n
\n
\nIntermediate computer and internet knowledge preferred.\n
\nAbility to use on-site resident management software preferred.\n
\n
\nPhysical Demands:\n
\n
\nPhysical demands may include the ability to lift up to 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.\n
