The Porter / Groundskeeper is responsible for maintaining the cleanliness, curb appeal, and overall appearance of the apartment community. This role supports the maintenance team by ensuring common areas, amenities, vacant units, and grounds are clean, safe, and welcoming for residents and prospective tenants. The ideal candidate is dependable, detail-oriented, and enjoys working outdoors.
Key ResponsibilitiesGrounds & Community Upkeep- Maintain cleanliness of community grounds, breezeways, and common areas.
- Remove trash and debris from the property.
- Assist with landscaping, lawn care, and exterior upkeep.
- Help with power washing of walkways, breezeways, and exterior surfaces as needed.
- Ensure the property remains safe, clean, and inviting for residents and visitors.
- Support the maintenance team with basic maintenance tasks.
- Prepare vacant apartment homes by removing trash and assisting with light cleaning.
- Report maintenance issues, safety hazards, or property damage to management.
- Assist with other community maintenance projects as assigned.
- Follow OSHA standards and company safety policies.
- Safely operate hand tools and basic maintenance equipment.
- Maintain a clean and organized maintenance shop and storage areas.
- Complete assigned tasks efficiently while maintaining company quality standards.
- High school diploma or equivalent preferred.
- Previous groundskeeping, landscaping, porter, janitorial, or general labor experience preferred.
- Ability to work outdoors in various weather conditions.
- Strong attention to detail and pride in maintaining a clean environment.
- Reliable, punctual, and able to work independently.
- Positive attitude and willingness to support the onsite team.
- Ability to lift up to 50 pounds and perform physical tasks throughout the workday.
- Reliable transportation may be required.
- Previous multifamily apartment community experience.
- Basic maintenance knowledge is a plus.
- Valid driver's license.
