\nYou run a patch of shared houses — the rooms, the tenants, the landlords, the standard. Everything that happens on your patch is yours: if it's running right and paying on time, that's you. If it isn't, that's you too. We're a growing company, so no two days are the same — and for the right person this role is the route to team leader and beyond.
\nOne boundary worth being clear on: the lettings team own selling the rooms — enquiries, viewings, offers, contracts. You'll help when a viewing need covering, but your job is everything either side of the let: rooms ready fast, move-ins that land well, tenancies run properly and maintenance handled timely and professionally.
\nWhat you'll own...
\n- \n
- Move-ins and move-outs — appointments, paperwork and room turnarounds, so tenants get off to the best start and voids stay short. \n
- Running the tenancy — inventories, quarterly inspections, renewals, check-outs, deposit returns. \n
- Keeping the houses right — spotting issues early, raising jobs, chasing them to done, liaising with tenants and contractors, sourcing new contractors where needed. A housing product you're proud of. \n
- Looking after the money — chasing arrears early, keeping rent on time, returning deposits fast and fair. \n
- The relationships — tenants who feel looked after and landlords who renew because the service is right. \n
- Keeping the systems straight — updating records, documents and general administration as you go. \n
How you earn...
\nA Competitive Base salary, with up to an extra £5,000 on top is earned across three strands tied directly to the pillars:

- Room Quality Score \n
On top of that: company pension, sick pay, on-site parking, and mileage or access to the pool car when you're out on the patch.
\nWhat you need...
\n- \n
- Experience in property management or lettings helps — HMO or shared housing especially — but it isn't essential. Common sense, a can-do attitude, ambition and attention to detail matter more. \n
- Someone who gets things sorted without being chased — organised, calm under volume, straight with people. \n
- Comfortable with systems — we run a CRM and a few different systems. \n
- Full UK driving licence and your own car — the patch is field-based. \n

\nA Property Manager is doing the job when the Operations Manager and Managing Director doesn't think about their patch day-to-day: rooms are ready, tenants stay, inspections happen on schedule, landlords renew, and both would describe their PM as someone who just gets it sorted.
