\nAre you looking to step away from consultancy and join a property business where you can see the direct impact of your work?
\nThis is an excellent opportunity for a Senior Building Surveyor with 3+ years' post-qualification experience to join a well-established property company managing a £1 billion national portfolio of industrial and office assets. Working as part of a small, highly experienced building surveying team, you will play a key role in protecting and enhancing a high-value property portfolio while working closely with the asset management and investment team to undertake pre-acquisition due diligence on prospective new assets.
\nThis is more than a traditional building surveying role. You will gain genuine exposure to the commercial decision-making behind acquisitions, disposals, asset enhancement and long-term investment strategies.
\nThe opportunity:
\nReporting into the Asset Management Director and Technical Director, you will support the management and improvement of a diverse UK portfolio, working collaboratively with asset managers and external consultants to maximise asset performance.
\nProjects typically range from £250,000 to £1 million, encompassing refurbishment, asset enhancement and capital improvement works across industrial and commercial properties. You will also undertake a significant amount of technical due diligence, supporting acquisitions and disposals, giving you valuable exposure to investment decisions and portfolio strategy.
\nAll contentious matters, including dilapidations and disputes, are outsourced to specialist advisors, allowing you to manage these from a client perspective while focusing on delivering commercial outcomes for the business.
\nDuties:

- Undertaking building inspections and condition surveys across the portfolio. \n
- Preparing specifications and managing refurbishment, maintenance and capital improvement projects (£250k-£1m). \n
- Delivering technical due diligence on acquisitions and disposals. \n
- Providing technical advice to support investment and asset management decisions. \n
- Managing planned preventative maintenance programmes. \n
- Advising on building defects and recommending appropriate remedial solutions. \n
- Managing external consultants, contractors and specialist surveyors. \n
- Overseeing outsourced contentious work, including dilapidations and disputes, from a client-side perspective. \n
- Monitoring project costs, programmes and quality. \n
- Working closely with the asset management team to maximise asset value and performance. \n
About you:

- MRICS qualified. \n
- 3+ years' post-qualified experience in building surveying. \n
- Strong technical knowledge across commercial property. \n
- Experience delivering both professional and project-based building surveying services. \n
- Knowledge of technical due diligence. \n
- Commercially minded with an interest in asset management and property investment. \n
- Strong communication and stakeholder management skills. \n
- Full UK driving licence. \n
