Quantity Surveyor - £60k/£65k + car allowance and package.This company is a national maintenance and refurbishment provider supporting clients across the healthcare, defence, leisure, heritage, commercial and education sectors. Backed by over 100 years of combined experience and the wider strength of operating from over 20 locations, they deliver responsive repairs, planned maintenance, compliance, decarbonisation and refurbishment services through a UK-wide operational network and long-established regional presence.They are seeking an experienced Quantity Surveyor to join their Southampton-based team, supporting a live social housing maintenance framework delivering planned maintenance and void refurbishment works.This is a commercially focused role operating within a Schedule of Rates (SOR) environment, supporting the effective commercial management of planned works and void programmes. The role will involve surveying, scoping, measuring, valuing and commercially managing works across a live framework contract, with a strong focus on Schedule of Rates pricing and operational support.This role supports a long-term strategic partnership with a key social housing client, offering stability, continuity of work and the opportunity to contribute to the ongoing development and success of a live operational framework.The role is primarily office-based in Southampton, with the opportunity for some hybrid working.The role would suit an experienced maintenance or social housing Quantity Surveyor with strong knowledge of measured term contracts, SOR-based commercial management and planned maintenance environments.As an experienced Quantity Surveyor, your responsibilities will include:Carrying out site surveys and assessing planned maintenance and void refurbishment worksPreparing scopes of works, specifications and cost estimatesMeasuring, pricing and valuing works using NHF / SM7 Schedule of Rates frameworksReviewing variations, identifying commercial risks and supporting cost control across the contractProducing accurate valuations and commercially robust pricing submissions within agreed deadlinesReviewing drawings, client requirements and subcontractor quotationsSupporting Operational and Commercial teams during mobilisation and live contract deliveryLiaising with client representatives, contract managers and operational teams to support effective project deliveryMaintaining accurate commercial records, pricing documentation and reporting informationEnsuring compliance with contractual, regulatory and health & safety requirementsKey RequirementsProven experience within Quantity Surveying, commercial or estimating roles across social housing, planned maintenance, voids or property services environmentsStrong knowledge of NHF / SM7 Schedule of Rates pricing frameworksExperience within measured term contracts and SOR-based commercial management environmentsStrong commercial awareness and attention to detailAbility to manage multiple workstreams and deadlines within a live operational environmentStrong communication and stakeholder engagement skillsProficient in Microsoft Excel and commercial / estimating systemsDesirableConstruction-related qualification (HNC/HND/Degree)Knowledge of social housing regulations and compliance standardsExperience across planned works, voids or maintenance frameworksExperience working within local authority or social housing contractsWhat We OfferSalary £50,000 - £60,000 depending on experienceCar allowance and mileage reimbursementPerformance Related Bonus SchemeMobile phone allowance / BYOD supportPension, medical scheme options and life assurance25 days holiday plus bank holidaysPerkbox benefits worth up to £350 per year, including discounts, perks and wellbeing support24/7 GP referral and wellbeing support service1 paid volunteer dayTPBN1_UKTJ
