Residential Block Manager
\nOA are recruiting for a Residential Block Manager to join our client’s dynamic and growing team.
\nThis is an excellent opportunity for a proactive and organised property professional to manage a portfolio of approximately 600 residential units across London, ensuring developments are maintained to a high standard while delivering exceptional service to clients, leaseholders, and freeholders.
\nLocation: Borehamwood
\nHours: Monday-Friday. 9am-5:30pm. 4 days in office, 1 day on site.
\nSalary: £35,000-£50,000 - depending on experience

Residential Block Manager Key Responsibilities
\n- \n
- Manage a residential portfolio of circa 600 units across London \n
- Prepare and oversee annual service charge budgets \n
- Manage insurance claims and related administration \n
- Conduct regular site inspections and identify maintenance requirements \n
- Ensure compliance with all relevant Health & Safety regulations \n
- Coordinate contractors and monitor service delivery standards \n
- Build and maintain strong relationships with clients, leaseholders, and freeholders \n
- Handle leaseholder enquiries efficiently and professionally \n
- Attend client meetings, AGMs, and site meetings as required \n
- Oversee major works projects and consultations \n
Residential Block Manager Skills and Experience
\n- \n
- Previous experience managing residential blocks within a property management environment \n
- Strong working knowledge of Section 20 consultations is essential \n
- Excellent organisational and time management skills \n
- Strong communication and relationship-building abilities \n
- Good understanding of service charge budgeting and financial management \n
- Knowledge of property management legislation and best practice \n
- Competent user of property management software systems \n
- Proficient in Microsoft Office, particularly Excel and Word \n
- IRPM qualification (or working towards) desirable \n
- Ability to manage multiple priorities and work effectively in a fast-paced environment \n
