Job Description
Criterion Capital is seeking a proactive and detail-oriented Construction Project Manager to deliver a commercial to hotel conversion from inception to completion. This role requires someone who is able to challenge conventions to take full ownership and manage projects/teams and create comprehensive project plans outlining the scope, objectives, programme, resources, and budget.
\nKey Responsibilities:

- Develop comprehensive project plans outlining the scope, objectives, schedule, resources, and budget. \n
- Obtain necessary permits and maintain accurate and organised project records, including contracts, change orders, and inspection reports. \n
- Manage project budgets, monitor expenditures, and ensure cost-effectiveness. \n
- Negotiate contracts to obtain the best terms and value. \n
- Create detailed project timelines and milestones, ensuring adherence to project schedules. \n
- Identify potential risks and address and resolve any issues or conflicts that arise \n
- during the project lifecycle. \n
- Closely manage and challenge design teams and other construction professionals to ensure alignment with the project objectives. \n
- Serve as the primary point of contact for clients, stakeholders, and team members, providing regular updates on project status \n
- Allocate and manage resources and ensure that all team members understand their roles and responsibilities. \n
- Implement and enforce quality control measures and ensure compliance with safety regulations and promote a safe working environment. \n
- Maintain accurate and organised project records, including contracts, change orders, and inspection reports and ensure all documentation is up to date and in compliance with regulations \n
About You:

- A minimum of 10 years’ experience in construction project management \n
- A proven track record managing medium to large-scale conversions. \n
- Experience in residential or hotel conversion experience is ideal \n
- Experience within refurbishment projects is a must. \n
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field. \n
- A Masters degree or additional certifications (PMP, CCM) are a plus. \n
- Strong knowledge of MEP systems \n
- Excellent leadership, communication, and negotiation skills. \n
- Proficient in project management software and tools (MS Project, Procore, Primavera). \n
- Ability to work under pressure and manage multiple projects simultaneously. \n
- Initiative to challenge and drive projects forward. \n
