This includes providing accurate costings, commercial viability and making sure every project is ready to run smoothly once it hits site. This frees up the Founder to focus on growing the business and building client relationships. You'll work closely with the design team, clients and supply chain, right in the thick of winning and delivering brilliant workplace projects. You'll be trained you up, but ideally you already get construction, think commercially and genuinely enjoys working with numbers - a great opportunity to build a proper commercial career in design and build.Key Responsibilities - Commercial Manager\n

• Review client briefs, put together accurate project cost plans and produce detailed cost breakdowns in Excel.
\n
• Develop project budgets and keep an eye on commercial viability through pre construction.
\n
• Push back on subcontractor pricing to get the best value without cutting quality, getting competitive quotes from subcontractors and suppliers.
\n
• Carry out site surveys to keep pricing accurate.
\n
• Review Employer's Requirements, fit-out guides and project documentation.
\n
• Prepare procurement schedules for long-lead items.
\n
• Support pre-contract programmes and project timelines.
\n
• Protect project profitability through sharp estimating and cost management.
\n
• Coordinate with designers, consultants and subcontractors through pre construction.
\n
• Coordinate technical submissions and project information ahead of contract signing.
\n
• Keep projects compliant with Building Regulations and Building Control.
\n
• Support compliance with CDM Regulations and Health & Safety legislation.
\n

Job Requirements - Commercial Manager\n

\n
• Degree in Construction Management, Quantity Surveying or similar (desirable)
\n
• Ideally 12-24 months' experience in estimating, quantity surveying, construction, commercial management or pre-construction.
\n
• Already understand: Construction costing principles, building regulations and building control, commercial fit-out or construction projects, procurement and subcontractor management.
\n
• Strong numerical, Excel skills.
\n
• Strong communication, interpersonal skills and commercial awareness.
\n
• Positive attitude and a willingness to learn.
\n
• Able to juggle multiple tasks and deadlines.
\n
• Understanding of building control and construction costing principles with. experience preparing estimates or cost plans (highly desirable).
