\n40 hours per week: Monday to Friday, 08:00 - 16:30, half hour lunch
\n\nMorgan Sindall Property Services is looking for two experienced Supervisors / Team Leaders to join our Lincoln team, delivering responsive repairs, maintenance and complex works across our social housing contracts.
\n\nThis is an excellent opportunity for a people-focused leader with a strong operational background to take ownership of a busy service, drive high performance and make a real impact on the communities we serve. Whether your experience comes from social housing, property maintenance or a similar repairs environment, you'll play a key role in ensuring customers receive an outstanding service every day.
\n\nAbout the Role
\n\nReporting to the Contract Manager, you will lead a team of operatives and subcontractors, ensuring repairs and maintenance work is delivered safely, efficiently and to the highest quality standards.
\n\nYou will support the day-to-day planning of responsive repairs, and you will take ownership of the delivery of more complex repairs, managing resources effectively to maximise productivity, quality and customer satisfaction, while ensuring contractual KPIs and business objectives are achieved.
\n\nKey responsibilities include:
\n\n- \n
- Leading, motivating and supporting operational teams to deliver a high-quality repairs and maintenance service. \n
- Monitoring performance against contractual KPIs and implementing improvement initiatives where required. \n
- Managing resource deployment, labour utilisation and subcontractor performance to achieve service targets. \n
- Ensuring repairs are completed right first time and within agreed timescales. \n
- Championing excellent customer service and ensuring residents receive timely communication and support throughout the repairs journey. \n
- Investigating and resolving customer, client and operational issues professionally and effectively. \n
- Promoting a culture of accountability, continuous improvement and safe working practices. \n
- Supporting performance management, coaching and the ongoing development of operatives and team members. \n
- Identifying opportunities to improve operational processes, productivity, customer satisfaction and contract performance. \n
- Ensuring compliance with all relevant health and safety, regulatory and company requirements. \n
About You
\n\nWe're looking for a confident, resilient and people-focused leader with experience managing frontline operational teams within responsive repairs, maintenance, property services or social housing.
\n\nYou will be an effective communicator with the ability to build strong working relationships, manage competing priorities and create a high-performing team culture.
\n\nYou will ideally have:
\n\n- \n
- Experience supervising repairs, maintenance or property services teams. \n
- Experience managing both directly employed operatives and subcontractors. \n
- Strong knowledge of customer service excellence and operational performance management. \n
- Experience monitoring and improving KPI performance. \n
- A proactive approach to problem-solving and continuous improvement. \n
- A strong understanding of health and safety requirements, compliance and risk management within a repair’s environment. \n
- Experience using repairs management systems, scheduling software and mobile workforce technology. \n
- The ability to lead by example and motivate teams to deliver exceptional customer outcomes. \n
- Proficient in the use of IT systems, including repairs management software, Microsoft Office applications and mobile workforce technology. \n
A trade background would be advantageous, as would experience within the social housing sector, including NHF Schedule of Rates.
\n\nYou should ideally hold:
\n\n- \n
- NVQ Level 3 (or equivalent) in a supervisory or relevant discipline. \n
- SMSTS certification. \n
- First Aid certification. \n
- UKATA Asbestos Awareness certification. \n
A full UK driving licence, held for a minimum of 12 months, is essential.
