\nThe primary role of the Maintenance Technician is to assist with the maintenance program for the community and preserve the value of the asset. The Maintenance Technician assists in maintaining the community’s interior and exterior physical condition and is a customer service driven team player.\n

\nReports to: Maintenance Supervisor\n
\nDirect Reports: None\n
\n
\nRoles and Responsibilities\n
\nThe duties listed below are an outline of the Maintenance Technician’s responsibilities and should not be considered an all-inclusive list. As the needs of the community change, these duties may be modified as needed.\n
\n
\nGeneral\n
\n
\nMaintain a clean, professional, and OSHA approved work environment\n
\nAssist with the maintenance operations and repairs of the property\n
\nAssist with monitoring inventory of parts and supplies\n
\nPerform preventative maintenance\n
\nReport time and attendance\n
\nMake daily inspections of the community\n
\nUnderstand and adhere to the Landmark Properties policies and procedures\n
\nEnsure confidentiality of resident and company information\n
\n
\nCustomer Service\n
\n
\nUnderstand the needs and expectations of residents and exceed their expectations\n
\nDevelop a sense of community among the residents and staff\n
\nMaintain active and effective communication with residents and parents\n
\nMaintain an positive community environment for both residents and associates and encourage participation in events and activities\n
\nAssist the Maintenance Supervisor with organizing and implementing a successful turn\n
\nEnsure service requests are completed in a timely manner\n
\nBe available on weekends and after hours for emergency calls\n
\n
\nRisk Control\n
\n
\nUnderstand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resources\n
\nDocument and address behaviors of residents that violate the law or the community lease agreement\n
\nIdentify and address safety and security risks\n
\nInspect the physical condition of the property and report any problems to the Maintenance Supervisor and Community Manager\n
\n
\nRequirements\n
\n
\n2 years’ experience with electrical, plumbing, and appliance repair\n
\nMust have excellent communication and people skills\n
\nHVAC certification preferred\n
\nComputer literacy preferred\n
\n
\nEnvironment\n
\n
\nThe employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions\n
\nThe noise level in the work environment is usually moderate\n
\n
\nPhysical Demands\n
\n
\nWhile performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.\n
\nThe employee must occasionally lift and/or move up to 50 pounds.\n
\nSpecific vision abilities required by this job include close vision, distance vision and ability to adjust focus.\n
