\nPOSITION SUMMARY:\n
\n
\nPlan, coordinate, direct, and supervise personnel, subcontractors, and vendors ensuring they complete work on time and within budget for multiple small to multi-million dollar projects with safety, quality, and integrity and client satisfaction.\n
\n
\nThe Project Manager, under minimal supervision, is responsible for the scheduling of engineers, installers, technicians, subcontractors and providing the customer with continual updates and time frames on projects and service.\n
\n
\nREQUIREMENTS:\n
\n
\n7 years of experience in building automation, energy services, low voltage, or similar experience preferred\n
\n3 years of relevant project management experience\n
\nExperience using building systems\n
\nFinancial, project scheduling, and project coordination acumen\n
\nMust possess a valid driver’s license and currently maintain a safe driving record as required by the company’s insurance provider\n
\nRegular and punctual attendance\n
\n
\nESSENTIAL DUTIES AND RESPONSIBILITIES:\n
\n
\nTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other duties may be assigned.\n
\n
\nPerforms job walks with sales, prior to bidding retrofit projects\n
\nHolds weekly meetings with Operations Manager to review overall portfolio management and margins\n
\nSigns off on pre-bid reviews with sales and management to ensure adequate material and labor hours are covered\n
\nSchedules project turnover from the office to the field, track backlog and manpower plans\n
\nPursues change orders to projects based on contract document discrepancies and impact to project schedules\n
\nDevelops and maintains/monitors Project Schedule, and notifies management/contract parties of project deviation and recovery\n
\nMonitors project financials on a weekly basis and develops recovery steps in areas of slippage\n
\nSchedules installers, subcontractors and technicians, based on job site conditions/progress and move manpower accordingly to keep crews “right sized”. Works with dispatch to maintain schedules of field team members\n
\nAttends and conducts project turn overs and project meetings and job walks to monitor progress\n
\nMonitors all project documentation from field teams, to ensure policies are adhered to\n
\nCompletes close-out documentation, in accordance with project requirements/HMS requirements\n
\nEnsures field teams are complying with posted safety standards and has adequate safety equipment\n
\nSupervises, mentors, and develops Controls Technicians & Installers on HVAC equipment and control concepts\n
\nPerforms quarterly goal and annual reviews to field team members\n
\nAssists management with employee staffing requirements\n
\nEstablishes and monitors guidelines to determine field labor requirements. Recommends changes to requirements based on annual operating plan and performance against plan\n
\nUnderstands purchase requirements\n
\nDirects and monitors staff in the preparation of requisitions in a timely manner for materials, equipment, subcontracts\n
\nDemonstrates ability to accurately determine job priorities by scheduling personnel and materials with the dispatcher\n
\nRegularly monitors billings and takes action to assure maximum cash flow\n
\nTrains, directs, and evaluates staff in the proper, accurate, and timely completion of all paperwork\n
\n
\nPHYSICAL DEMANDS AND WORK ENVIRONMENT:\n

\nThe physical demands and work environment characteristics described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.\n

\nAble to lift 75 lbs from floor to waist with possible repetition\n
\nAble to lift 50 lbs from shoulder to overhead\n
\nAble to work with both arms above head for minimum of 5 minutes\n
\nAble to carry 50 lbs for a distance of 25 feet\n
\nAble to push or pull 125 for a distance of 500 feet\n
\nAble to climb stairs and ladders\n
\nAble to carry 30 lbs while climbing stairs or a ladder\n
\nAble to grip and operate hand tools, powers tools and safety equipment, such as chain falls\n
\nAble to lift legs and step over obstacles up to 19 inches above the ground\n
\nAble to perform work while in varying physical positions, such as lying on side, in a kneeling position, while standing on a ladder\n
\nAble to access rooftop units and work at heights and in some cases tight or enclosed spaces\n
\nAble to wear a respirator if conditions require; may have exposure to potentially harmful chemicals or materials\n
\nAble to crawl for a distance of 200 feet\n
\nAble to stoop, crouch or kneel for up to 10 minutes at a time\n
\nVision: Correctable to 20/20 with no color blindness\n
\nHearing: Correctable to normal range\n

\nCompensation: Starting pay is $105,000-$130,000 annually + bonus\n
