Job Description

Maintenance Technician The Maintenance Technician is responsible for supporting the day-to-day maintenance operations of the property, with a primary focus on grounds maintenance, trash removal, work order completion, and assisting with preventive maintenance. This position works closely with the Maintenance Supervisor to maintain a safe, clean, and welcoming environment for residents, with an emphasis on customer service in a senior living community. Essential Duties and Responsibilities • Collect and dispose of trash and debris throughout the property five (5) days per week. • Complete routine work orders in a timely manner. • Perform minor plumbing, HVAC, and electrical repairs. • Assist with apartment turnovers, preventive maintenance, and building inspections. • Operate maintenance equipment and power tools safely. • Diagnose routine maintenance issues and determine appropriate repairs. • Assist with emergency maintenance calls and after-hours service requests. • Maintain the cleanliness and appearance of the grounds, common areas, and mechanical rooms. • Communicate professionally with residents, vendors, and staff. • Follow all company safety policies and procedures. • Perform other duties as assigned. Minimum Qualifications • Basic knowledge of plumbing systems. • Basic knowledge of HVAC systems. • Basic knowledge of residential electrical repairs. • Ability to diagnose routine maintenance issues with minimal supervision. • Ability to safely operate maintenance equipment and power tools. • Must possess and maintain a basic set of personal hand tools. • Valid driver's license and dependable transportation. • Ability to participate in an on-call rotation, including overnight emergency calls. • Ability to work independently while following direction from the Maintenance Supervisor. Physical Requirements • Ability to lift, push, and pull 50 pounds or more. • Ability to stand, walk, bend, kneel, climb ladders, and work outdoors for extended periods in varying weather conditions. • Ability to safely operate maintenance machinery and equipment. • Scheduled start time of 6:30 a.m. • Flexible schedule, including evenings, weekends, and emergency call-outs as needed. Preferred Qualifications • Previous apartment or multifamily maintenance experience. • Experience working in senior housing or with senior residents. • EPA Certification (preferred but not required). • CPO certification (preferred but not required). This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week. Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.
