Job Description

Maintenance Operative - Birmingham - £30,000 per annumMy client, a globally established and leading Real Estate Agency, are currently seeking an experienced Maintenance Operative to carry out reactive and PPM repairs as part of the onsite team at a fantastic luxury build to rent development in Birmingham. You will ensure repairs are completed in a reasonable time frame to provide resident satisfaction and assist the General Manager in ensuring the building is compliant by undertaker the relevant testing regimes.Key Responsibilities

  • Painting and decorating
  • \n
  • Spa maintenance and pool checks
  • \n
  • General maintenance, for example tightening loose screws, fixing signage, sticking carpet edges, sweeping and clearing etc.
  • \n
  • Basic carpentry work
  • \n
  • Basic hardscaping e.g. re-bedding, or replacing paving stones and flagstones
  • \n
  • Weekly flushing of infrequently used outlets
  • \n
  • Use of stepladders and ladders (for short duration work only)
  • \n
  • Replacing lightbulbs
  • \n
  • Replacing domestic appliances plug fuses
  • \n
  • Void management checks
  • \n
  • Fire Door checks, Emergency Lighting Tests, Bell Testing
  • \n
  • Drainage works
  • \n
  • Tiling
  • \n
  • Reglazing at ground floor level
  • \n
  • Joinery - boarding up broken windows
  • \n
  • Waste Management
  • \n
  • Use of basic hand tools and power tools which are provided
  • \n

Skills, Knowledge and Experience

\n
    \n
  • At least 2 years' experience in a maintenance, facilities or handyman role.
  • \n
  • Strong painting and decorating experience.
  • \n
  • Ideally City & Guilds or NVQ Level 2 (or equivalent) in a relevant trade.
  • \n
  • Experience carrying out both reactive and planned maintenance
  • \n
  • Good IT skills, including Microsoft Word and Outlook.
  • \n
  • Strong communication and customer service skills.
  • \n
  • Proactive, organised and able to work independently and as part of a team.
  • \n
