Role Purpose:

\n

As a Land Access Consultant, you will coordinate with landowners, surveyors, project teams, and clients to ensure smooth and efficient land access for surveys and early works. Your responsibilities will include preparing access documentation, maintaining accurate schedules, plans, maps, and reports, and supporting project delivery within scope, budget, and quality requirements.

Key Responsibilities:

  • Coordinate Access Requirements: Work closely with surveyors, project teams, and clients to understand and manage land access needs. Advise on land availability and suitable areas for access, ensuring that survey access is planned and communicated clearly.
  • \n
  • Prepare and Maintain Access Documentation: Develop and manage detailed access schedules, plans, maps, licence agreements, pre-entry records, and post-entry records. Ensure that all documentation is accurate, consistent, and usable by project teams and clients.
  • \n
  • Stakeholder Liaison: Professionally and timely engage with landowners, occupiers, clients, and internal stakeholders to facilitate smooth access delivery. Escalate any risks or issues to reduce avoidable delays, confusion, or conflicts.

  • Support Project Managers: Assist in delivering agreed workstreams by taking ownership of allocated tasks and delegating actions where appropriate. Ensure that project elements are progressed according to the programme with clear ownership and oversight.

  • Work Within Scope and Budget: Adhere to agreed scope, budget, and instructions, raising any differences between client requests and agreed fees or deliverables early with the Project Manager or Project Director. Identify and report commercial risks and potential variations.

  • Apply Ardent Processes and QMS Requirements: Follow Ardent’s methodologies and quality checks, ensuring outputs are consistent, audit-ready, and aligned with project processes. Support colleagues in adhering to these standards.

  • Ensure Safe Working Practices: Complete risk assessments for site visits, attend required safety training, and apply safe working practices during site activities. Contribute to a culture of health, safety, and wellbeing.

Skills & Experience:

\n
    \n
  • Relationship Building: Proven ability to build effective relationships with clients, landowners, surveyors, and internal project teams. Facilitate coordinated project delivery and maintain confidence in Ardent’s land access services.
  • \n
  • Knowledge of Land Access Deliverables: Comprehensive understanding of access schedules, survey plans, licences, pre-entry and post-entry records, and landowner correspondence. Produce practical and proportionate outputs that meet project requirements.
  • \n
  • Legal and Regulatory Awareness: Knowledge of main enabling acts and consenting regimes. Apply learning from previous projects to identify workable solutions and provide informed support to Project Managers.
  • \n
  • Written Communication: Excellent skills in producing clear, concise, and professional documents, emails, advice notes, and reports. Ensure communication is suitable for internal, client, and stakeholder use.
  • \n
  • Project Coordination: Ability to plan and coordinate smaller projects, tasks, or work packages, including managing resource input, setting priorities, and tracking progress. Ensure work is organized, visible, and delivered according to project expectations.
  • \n
  • Commercial Awareness: Understand staff costs, travel costs, overheads, project scope, agreed fees, and pricing factors. Support budget control and identify when client requests may require review or variation.
  • \n
  • Detail-Oriented: High attention to detail in maintaining accurate and consistent documentation and adhering to quality standards.
  • \n
  • Problem-Solving: Strong ability to identify project risks, scope changes, and opportunities for improvement. Offer strategic solutions to complex challenges.
  • \n
  • Team Collaboration: Work effectively within a team environment, supporting colleagues and contributing to a positive, collaborative culture.
