Senior Property & Workplace Manager
\nBased Manchester OR Leeds / Northern UK Portfolio | £60,000 - £80,000 DOE | Regional Travel (6 sites approx. 1500 staff)
\nWe’re partnering with a highly successful, people-focused technology business to find a Senior Property & Workplace Manager who can bring together the commercial, technical and human sides of property.
\nThis is a broad leadership role, but one thing is essential: you need to know corporate real estate properly.
\nReal estate may represent less than 40% of the day-to-day workload, but the technical competency behind it is fundamental. You’ll need strong experience across leases, rent reviews, breaks, acquisitions, disposals, re-gears and property searches, alongside the ability to lead a high-performing workplace function.
\nWhat you’ll be doing
\nYou’ll take senior responsibility for a regional property and workplace portfolio across locations including Leeds, Manchester, Glasgow, Birmingham, Newcastle and Dublin, while leading a team of six.
\nYour remit will include:

- Managing lease events, renewals, rent reviews, breaks, exits and disposals \n
- Supporting searches, acquisitions and new office openings \n
- Managing the full CRE transaction lifecycle, including LOIs, Agreements for Lease and lease documentation \n
- Working with legal, property and construction consultants \n
- Supporting construction procurement, tendering and contractor appointments \n
- Applying a practical understanding of IFRS 16 \n
- Leading workplace strategy and performance across the portfolio \n
- Managing senior stakeholders and balancing commercial priorities with workplace needs \n
- Overseeing suppliers and FM performance without being buried in day-to-day PPM activity \n
What we’re looking for
\nYou’ll ideally come from a corporate real estate, occupier property or combined Property & Workplace background, with:
\n- \n
- Strong commercial lease and CRE transaction experience \n
- Knowledge of landlord and tenant matters \n
- Experience across acquisitions, disposals, re-gears, rent reviews and breaks \n
- Understanding of IFRS 16 \n
- Experience managing consultants, contractors and property projects \n
- Strong commercial and financial awareness \n
- Experience leading and developing a team \n
- Confidence working with demanding senior stakeholders \n
MRICS, IWFM or similar qualifications would be useful, but strong technical property experience matters more.
