Location: Dallas, TX Area

Employment Type: Contract-to-Hire

Schedule: Monday–Friday, 8:30 a.m.–5:30 p.m.

Pay Rate: $33.65–$40.87/hour, depending on experience

Position Overview

We are seeking an experienced Commercial Property Manager to oversee the day-to-day operations of two commercial office buildings in the Dallas, Texas area, totaling approximately 60,000 square feet.

The Property Manager will be responsible for maintaining a safe, clean, well-maintained, and tenant-focused environment. This position will serve as a primary point of contact for tenants and vendors while coordinating building maintenance, repairs, janitorial services, leasing activities, and other property-related functions.

The ideal candidate is organized, responsive, professional, and highly detail-oriented, with the ability to manage multiple priorities while building strong relationships with tenants, contractors, vendors, and ownership.

Key Responsibilities

Property Operations

  • Manage the daily operations of two commercial office properties totaling approximately 60,000 square feet.
  • Conduct regular property inspections and identify maintenance, repair, safety, and appearance issues.
  • Coordinate and oversee building repairs, preventive maintenance, and capital improvement projects as directed.
  • Respond promptly to tenant requests, questions, concerns, and service needs.
  • Maintain professional and positive relationships with tenants and building occupants.
  • Coordinate building access, keys, security, parking, signage, and other property-related matters.
  • Monitor building systems and coordinate with appropriate contractors and service providers when issues arise.
  • Assist with emergency response and building-related issues, including coordinating vendors and communicating with tenants.

Maintenance & Vendor Management

  • Schedule, coordinate, and oversee contractors and service providers performing work at the properties.
  • Supervise and monitor janitorial services to ensure buildings are maintained to appropriate standards.
  • Coordinate HVAC, plumbing, electrical, landscaping, pest control, security, and other building services.
  • Obtain and review vendor proposals and estimates as needed.
  • Monitor vendor performance, service quality, scheduling, and completion of work.
  • Review vendor invoices and supporting documentation for accuracy and submit for appropriate approval and processing.
  • Maintain records of maintenance activities, repairs, inspections, warranties, and vendor information.

Tenant & Lease Administration

  • Serve as the primary point of contact for tenants regarding property operations and building services.
  • Assist with leasing activities, including responding to prospective tenant inquiries, coordinating property tours, and communicating with leasing representatives.
  • Assist with tenant move-ins, move-outs, construction, and other occupancy-related activities.
  • Monitor tenant compliance with applicable lease requirements related to property operations.
  • Maintain accurate tenant contact information, lease-related records, and property files.
  • Coordinate tenant notices and communications regarding maintenance, building access, emergencies, and other property matters.

Financial & Administrative Responsibilities

  • Assist with property operating budgets and monitor expenses as requested.
  • Track maintenance and operating expenses and identify unusual or unexpected costs.
  • Review vendor invoices for accuracy and proper supporting documentation.
  • Maintain organized property records and documentation.
  • Prepare or assist with routine property management reports for the Controller and management.
  • Communicate significant property issues, tenant concerns, anticipated expenses, and operational matters to the Controller in a timely manner.

Compliance, Safety & Risk Management

  • Help ensure properties are operated in accordance with applicable building, safety, fire, and other governmental requirements.
  • Coordinate required inspections, permits, certifications, and service activities.
  • Monitor life-safety systems and coordinate inspections and repairs as necessary.
  • Identify potential safety, security, or liability concerns and promptly escalate them to management.
  • Assist with insurance-related property matters, inspections, and documentation as needed.

Other Responsibilities

  • Perform other customary property management duties as assigned.
  • Support management with special projects and property-related initiatives.
  • Maintain confidentiality regarding tenant, financial, operational, and company information.

Qualifications

  • 5+ years of experience managing commercial office properties.
  • Experience managing multiple commercial properties and coordinating vendors and contractors preferred.
  • Strong knowledge of commercial building operations, maintenance, and tenant relations.
  • Excellent organizational and time-management skills.
  • Strong communication and interpersonal skills.
  • Ability to prioritize and manage multiple projects and responsibilities effectively.
  • Professional, responsive, and customer-service-oriented approach to tenant and vendor relationships.
