Senior Estimator

Seeking an experienced Senior Estimator to lead the technical execution of commercial preconstruction efforts. This role is ideal for a construction professional who enjoys collaborating with owners, architects, engineers, and subcontractors to develop accurate budgets, manage design progression, and position projects for successful execution.

The successful candidate will lead preconstruction efforts on negotiated and competitive pursuits while playing an active role in design build management, conceptual estimating, budgeting, and overall preconstruction planning.

Roles & Responsibilities:

• Lead preconstruction efforts for negotiated, design build, CMAR, competitive hard bid, public, and private commercial projects ranging from $1M to $15M.

• Prepare conceptual, Rough Order of Magnitude (ROM), schematic design, design development, GMP, and final construction budgets.

• Manage the preconstruction process for negotiated and design build projects from initial budgeting through turnover to operations.

• Collaborate with owners, architects, engineers, and consultants to provide continuous cost guidance throughout design and support informed project decisions.

• Perform quantity takeoffs and prepare accurate, comprehensive estimates.

• Develop bid packages and solicit pricing from subcontractors and suppliers.

• Evaluate, level, and normalize subcontractor proposals to ensure complete scope coverage and value.

• Identify scope gaps, constructability concerns, and project risks early in the preconstruction process.

• Lead value engineering efforts and provide constructability recommendations throughout design.

• Build and maintain strong relationships with subcontractors, suppliers, owners, and design professionals.

• Support buyout planning and ensure a seamless transition from preconstruction to operations.

• Mentor junior estimators and contribute to the continual improvement of estimating processes, cost databases, and preconstruction standards.

Qualifications:

• 10+ years of commercial construction estimating and preconstruction experience with a commercial general contractor.

• Demonstrated experience delivering negotiated, design build, CMAR, and competitive bid projects.

• Experience preparing conceptual, Rough Order of Magnitude (ROM), schematic design, design development, GMP, and final estimates.

• Strong understanding of commercial building systems, constructability, scheduling, and means and methods.

• Proven ability to manage multiple pursuits while maintaining exceptional accuracy and attention to detail.

• Excellent communication and relationship building skills with owners, architects, engineers, subcontractors, and internal project teams.

• Experience with estimating software, Bluebeam, and Microsoft Office.

• Experience with Sage Estimating, DESTINI, or similar estimating platforms is preferred.
